"Very Satisfied!"
The room exceeded our expectations. We had to walk about half a mile in a residential area but it was very nice and I would recommend it to everyone. The room was big and the bathrooms were nice and always clean. The staff directed us to the best (and cheapest) places to eat. The breakfast was simple, but enough, and we were thrilled with our experience.

"Nice hotel in a great part of town."
This hotel has an excellant staff, very friendly and always willing to go the extra mile for you. The breakfast buffet was great. They always kept the buffet stocked with fresh food and drink. The only problem I had was my shower was small. I hit the control knob a couple of times, and was blessed with either very hot or very cold water until I could get it readjusted. I am 6ft. tall and weigh around 230 and had some trouble with that,but soon learned to be careful with the control. I really had an excellant stay at this hotel and I would book my next stay there. I wish all hotels that I've stayed at had been as nice.Although I was by myself there were a lot of families staying there with small children and all seemed to be having a great stay. Never heard one complaint while I was there for 10 days.

"Residenza Maxima a very good quiet family Hotel"
Residenza Maxima is a very good place for respectable family visit in Rome or just a quiet loving people to be in. The Staffs were all nice to us . A Nice lady called Guilia called the day we travelled to querry if there were any thing we need that The Residenzia should do for us . As we didn't book for a taxi , we did ask her to do it for us and on our arrival the taxi driver was there and were taken to hotel were we were offered cold drink & hot with croissant. We were given an advice about Rome and the City map in hand.

"DO NOT BOOK"
I don't usually write reviews, but this time I have to. We've stayed all over Italy, and this is the dodgiest establishment we've ever been in. If you want what is advertised, DO NOT BOOK IT - YOU DO NOT GET WHAT IT SAYS IN THE AD!!! We reserved a "triple person room with en suite bathroom". What we got was a double room only; the bathroom (a cupboard with a toilet in it) was located on the far side of the appartment, and shared with other guests. This is not what we chose. This business is neither a hotel nor a B&B, but an ordinary flat in ugly concrete suburbia. Neither the bedroom nor the shared bathroom were cleaned during our stay. We were told to phone the owner to notify her of our arrival, and despite doing this she turned up late; we were left standing in the scorching sun on the pavement for 30 minutes, surrounded by suitcases until she arrived. No apology. When we'd been shown around, she then proceeded to have a hair-dressing appointment in what was supposed to be our kitchen and bathroom, which lasted all afternoon. Worst of all, in the lounge there is a crude partition wall covered by a curtain, with a mysterious door through it. Behind this live a number of non-Italian immigrants who are permanent residents, not B&B guests! There is a second (much nicer) bathroom, which we were told not to use because it is reserved for them. There was absolutely NO PRIVACY AT ALL. If you want a bedroom with an en suite bathroom, as we did, BOOK SOMETHING ELSE.

"very pleasant stay"
My stay at Locanda San Pancrazio was excellent, although I will say I did not get the opportunity to partake in the breakfasts due to early starts on both days. The brioches I grabbed as a quick snack were very tasty however! The location is just up the Gianicolo Hill from Trastevere and the area surrounding the Locanda is busy (but not too busy) with cars and people heading to explore, dine or enjoy one of the outdoor cafes. The office of the B and B is around the back and on the lower level. In response to previous reviews regarding the hot water, I had lovely showers both days and no trouble at all. You lift the handle to turn the water on and push it down to turn the water off. Turning the handle mixes the water!
