This hotel and staff were almost nice. The room was a little dark and the floors looked dirty. The check in time is a firm 4pm and checkout is at 10. The pool didn't open on time (it was supposed to be at 9), but when we asked about it they tried to hurry the opening process along. Overall the room was decent, it just wasn't as great as it looked in the photos.

The room itself was as expected (we had the one bedroom suite). However, first walking into the room, the scent of whatever cleaning solutions used was overwhelming. Things were definitely clean, if you could stand to breath the fumes. We left the door open for a while and it went away, thankfully. If you're the sort of person looking for daily maid service, look elsewhere, if you get the room for a week, they'll come fluff it up once. Oh, and check-out time is 10 am. They don't post it, nor do they put it on the written list of "check out procedures", nor anywhere else in the raft of papers they give you upon check-in. You are apparently expected to be psychic. All in all the room was fine, the area is lovely, the staff....needs help.

Fast check-in brought us to a roomy condo with comfy furniture and all the amenities we needed to feel at home. A few downsides...super tiny bathroom and having the people next door feel like they were right in our condo.

Pros: We loved the closeness to everything and yet it was away from the highway. Big bathroom and comfy bed!
Cons: wooden furniture needed updating and floors needed to be cleaner.
Location: Plenty of resturants , shopping and a Food Lion close by.
We were visiting friends and family at Thanksgiving and found these condos very close to everyone we were visiting. The condos sit back off of the main highway behind a hospital which was nice as it was quiet and close to everything. Check in and out was quick which was another plus. Since the condos are time shares we were called and asked if we would like a tour. We declined and that was the end of that. There was a pool and small play area across from our unit which I am sure is very convieant in warmer weather. The grounds were very clean and next to a golf course. As for the unit, we had all the comforts of home at a comparable price to beach front hotels we had stayed at before with just your regular hotel room furnishings. The parking lot had a lot of cars in it but if we had neighbors above us or beside us we never heard anyone. We will definitely use these condos again when we are in the area.

Pros: Location and value. It wasn't loud either. The kids loved the indoor pool which was the perfect size and very clean. The staff was pleasant.
Cons: The unit itself was challenging to find, even when provided a map. The front door felt "loose". The dryer was loud and shaky. No in-room safe.
Location: We weren't far from Garden City Beach or the supermarket. It's easy to find. It didn't feel crowded or touristy.
What a find-- we needed something for a couple nights in the off-season for our family of six. It's not easy to book for a family that size without breaking the bank. I wasn't familiar with the Festiva Brand, which identifies its market as a "boutique, interval ownership resort", but I would choose to stay here again. The unit had two full baths and bedrooms (one with a king bed and jetted bath and one with two twin beds), plus a pull out sofa that the kids said was comfortable. I was impressed with the kitchen supplies-- loved the white Fiestaware dishes! There was even a dishwasher (although I didn't use it), and a utility closet with broom and vacuum. It was easy to see how comfortable an extended stay would be. Even the kitchen wastebasket was a normal size, and the dumpster wasn't far from the unit. There was a full-sized dinner table that seated six, and a screened-in patio with furniture. There was also an apartment sized stackable washer and dryer, which worked although they were a little on the noisy side. Full sized pool towels were in the room, and we had enough towels and other linens. The TVs were easy to figure out. The staff was very pleasant, and the desk clerk called to check on us not long after we checked in. I liked the idea of the State Park pass but was disappointed I didn't get to use it. Check out is promptly at ten, and as I was on my way out, the porter appeared to begin the tidy up. It's been a while since I've stayed at any place this comfortable.

I would definitely return here. Deluxe suite included kitchenette, living room, full bath and one bedroom with a king bed which was very comfortable. This unit also had a small enclosed balcony facing the golf course. Resort is 15 minutes from Myrtle Beach and 5 minutes from the Marshall. Staff was very accommodating.

We had a nice stay at a very comfortable place. It was clean, but there were quite a few fixtures and such that were loose. The neighbors were terribly loud late into the night. Our biggest problem wasn't with the hotel, but rather our choice of timing for our visit- it was an area-wide motorcycle weekend. There was a lot of unnecessary noise throughout the area the whole time of our stay.
