Excellent Location
If you’re looking to be in the heart of Naples, this is your place. While a bit tricky to find, once you get there, the location is perfect. It’s walkable and very safe. Would strongly recommend!

Zia Maria - highly recommended
We were greeted by Roberta. It was very convenient having a lift in building. Room was very clean and well maintained. Nice little balcony looking out over church that is currently having restoration work done. Nice view from terrace of B & B. Many restaurants, cafes and pizzerias in very close vicinity. Around a 20 minute walk to train station. B & B is on a narrow street and our taxi driver didn’t want to drive us to B & B, instead dropping us about 100 metres away. However, the taxi driver that picked us up to take us to airport picked us up directly outside B & B.

Beautiful Courtyard Garden
The best thing about this hotel was the lovely courtyard garden with turtles and a sweet elderly cat, and the owner, who was a wonderful and warm person. The second best thing was the location in the amazing town of Ravenna where we saw eight Unesco World Heritage sites in a single day. The rooms were very nice except that the beds were too hard, a common issue we had with hotels in Italy. A mattress topper would have been welcome. Breakfast was great. We felt so at home here. Would definitely return!

Very Welcoming Top Floor B&B in Historical Centre
We had a lovely 2 night stay at Zia Maria largely down to amazing host and friendly service provided throughout. The rooms are spacious and clean with lovely high ceilings and bright sunshine beaming through all day. We enjoyed a lovely inclusive continental style breakfast on both days with famous Italian coffee, whilst enjoying the surroundings from the rooftop terrace. We had an early tour on one day so they hosts were gracious enough to start service early, just for us! Location wise it's a 20 minute walk with luggage from the main Naples Train Station and we had 2 days of tour pick ups just around the corner at "Cathedral Santa Maria Assunta" (3-4 min walk). Around the area is extensive shops, restaurants, bars and tourist attractions so ideally located and generally safe feel. If you're in Naples looking for a place to stay offering great value for money and amazing service then look no further!

Tidy, clean, quiet, safe, welcoming, attractive. Wonderful host. Place shows a "woman's touch". Don't be put off by location or entry. Picture is from roof top patio 5 floors above the hustle and bustle of old Napoli. Location a short walk to anywhere you might be inclined to go- museum, fort, fish market and a 100+ places to eat. Vibrant location in a Napoli kind of way. The street scene at night is to behold. Highly recommend for those wanting a taste old Napoli. If not, stay near the port for 5X the price in an impersonal conventional hotel.

Great Room, Great Location, Great Breakfast
The trip to Napoli was fantastic and Zia Maria is a lovely place to stay, the team was so nice - Tonia, Roberta, Valentina, Angelo - really made all the effort so that I could truely enjoy my stay. I stayed in the small room, i stayed in it on my own, it was very comfortable, not too small and a couple can stay there too I believe. There was plenty of storage room, the shower nice and a small cute balconey overlooking the patio and the old town. i would however stress that this little room is very close to the kitchen and the area where breakfast is being served, so if you don't mind waking up at 8-8:30 it will be great for you. BUt if you like sleeping late, take into consideration that it's noisy between 8-11. Otherwise it was perfect.

Great place near the Port
Very friendly staff, clean and modern rooms - truest a hidden gem. The neighbourhood was densely packed but we felt as safe as any city we have ever been in. Good restaurants and cafes with a few blocks. It's so good, we have already planned to stay there again on our way back through Naples.

Clean, lovely and central
We loved our stay here. You are walking distance to everything. While outside is chaotic, inside is clean, lovely and quiet. The breakfast is great and served on a gorgeous rooftop patio in good weather. The staff are awesome. They gave us a map of the sights and even booked a driver to take us to another town. Highly recommend.

The best hotel in Naples
A beautiful white pearl in the heart of Historical Naples.Roberta was very helpful, the breakfast lovely and the view from the terrace amazing. We will definitely come again. A nice hotel turns a visit into a great experience!

Great place to stay in Naples old city!
This B & B is the perfect place to stay in Naples! Perfect for exploring the old city and close to lots of pizzerias, coffee bars and historical sights, and felt very friendly and safe! The hotel is modern and clean and it is so nice to be on the 5th floor, above the noise of the city and with beautiful views. Bedroom and ensuite were clean and has everything you need and breakfast on the terrace was lovely! Host Sandra was also friendly and helpful! I highly recommend anyone stay here when you come to Naples!

The bed is great and very comfortable. That was the plus. The advertised WiFi is a myth though and flat out doesn't exist. I complained but was told there was nothing they could do. The hotel is right in the middle of a very historic district, which is convenient for the Napoli underground and historic streets but difficult for other things. The hotel itself is very hard to find, there are no signs, and you need to basically know which random door to knock on if you're in any hope of finding it. Dragging a suitcase over cobblestone streets amid crushing crowds was MADDENING! The free breakfast was solid. BEWARE of the shower. It is terribly small and I was constantly knocking the water itself off when I tried to turn around. I'm not that big a guy so I wonder how others cope. You have to stand on wooden slats over the drain, which always felt unsteady. I wonder about mould and things of that nature. Others might find these things charming. And I get that when you stay in a B&B you expect various eccentricities, but the experience was just difficult overall. Nice people who run it, they tried hard, I perhaps expected differently.

Nice stay in clean room. Nice breakfast!
Lucky to have intercepted reception at the late hour with a last minute booking. Recommend you book at least a day in advance so they know to expect you. Otherwise you might have to wait in the rain like I did for a few minutes until they sort it out! But it turned into a great stay with a great clean comfy location and nice breakfast. The location is the heart of the city but closer to restaurants and busy walkways. Not exactly close to any metro stop for those having to lug your luggage around.

This was a great base for our stay in Naples. We were close to a lot of fantastic pizzerias and the area was vibrant and a lot of fun. Breakfast was basic but it was nice to eat it on the rooftop overlooking Naples. The only downside was the connecting doors between rooms which didn't offer much of a sound barrier. The staff were lovely and the rooms were large and very clean.

We liked the location and the B&B. It was secure. It was a bit of calm from the boisterous chaos of the street below which we both loved but also found at times altogether too much. We thought if we go back to Naples we'd definitely try to stay at Zia Maria again. It combined a good location: Via Tribunale seemed one of the better streets to stay in for walking and being close to what the city has to offer. It's close to the Archaeological museum, opposite to the underground Naples entrance, has across the street one of the best pizza shops, and a 35 to 40 minute walk to the Capidomonte art museum or down to the waterfront. The room was modern and spacious. Given that Naples seems to always be in your face a bit we found it good to be able to sit on its balcony for breakfast and to let them arrange our taxi to the airport.... Given our experience catching a cab from the railway station it was a pleasure to have had them take care of it. Zia Maria helped mean that our encounters of the good Naples far outweighed the bad Naples we initially experienced upon our arrival.

Great B&B in the historic side of Naples
Stayed one week at Zia Maria to see a soccer game. Rates were in my opinion very reasonable. I had a double occupancy room for myself and single occupancy for my daughter. My room was huge and my daughter's was a perfect size without feeling cramped. All rooms have private baths with plenty of hot water. I never stayed in a B&B before even here in the US, so I don't know if it's the norm, but there were no toiletries supplied other than liquid hand soap. It wasn't a big deal to buy some nearby. Rooms, dining area and terrace are kept spotless and cleaned daily. You can have a decent breakfast inside or on the terrace with nice views of the surrounding area and of Mt Vesuvius. Speaking of views, all rooms have balconies and mine faced Piazza San Gaetano. Another plus is there's an elevator to take you to the fifth floor where the B&B is located. The family operated staff was extremely friendly and helpful with any request even with limited English. I speak Italian so it wasn't a problem communicating. I chose this B&B based on it's location and past reviews even though there are plenty to choose from. Being a native Italian born near Naples, I couldn't help loving the old world charm and character of the area that I was used to. The area is safe day and even late at night. It is loaded with bars, restaurants, shopping and tons of tourists which I didn't expect. Naples has changed a lot in recent years. Overall, I would definitely stay here again. Stayed 4/17-24.

I read in one past review that the owners did not care about the working of the hotel. I feel it is absolutely wrong. It is just there style if working. They give you the keys and make you independent. They are available at fixes timings. I came in late at 12 midnight. I had called to explain that I was stuck up in traffic near Rome and had no option. The lady Roberta was waiting for us till we came and helped us with car parking at such odd time. One more incidence was worth noting. We had kept a bottle of wine in our room at daytime. When we returned that night, there was a bottle opener kept bear the bottle in our room. Does it not show the care and consideration for service. I think it was one of the best hotel we stayed in Italy. It is right in middle of the historic area. Rates are reasonable. Rooms very clean and well maintained. Considering limited space in heart of city, the layout and facilities are excellent. Very considerate staff.

Zia Maria Home
We stayed in this B & B 4 nights. It is in the old section of Naples which is not everyone's taste. The place is family owned and operated and they are all very nice. They were also very helpful, but left the premises after breakfast so you were pretty much on your own except that they responded quickly to e-mail communications. The building, being in the area of Naples that it is, is old but the B & B has been modernized and is very comfortable. We were new to Naples so being in the old town was a cultural jolt. But it was well located and there were several good restaurants within easy walking distance. Had the staff been on the premises during the day, I would have given this 5 stars. The owners do not speak English, but we were able to communicate OK.

Nothing wrong with Zia Maria. It's an average B & B which charges a reasonable price. It's clean and it's comfortable. Yes, they could do more to improve it but that would require a bigger commitment in time and money from the people who own/run it. It appears they are happy with the balance they achieve and, of course, if they offered more they would charge more. It's not in what you could call an appealing neighbourhood, but then again, I'm not convinced there is such a thing in Naples.

Located on the fifth floor, yes there's a lift, our room here was a calming space in this fabulously boisterous part of town. However we had some problems. 1. VERY difficult to find 2. Payment in cash only 3. Breakfast served 9 to 10 and no allowance if that doesn't suit. Not even a yoghurt to have before departing to the airport. Before writing my review I read others with the same complaints from over a year ago. This makes me believe that the hosts don't care to overcome these problems for their guests and that's a shame as this hotel could so very easily be so much better. The hosts emailed me quite persistently to get my arrival time, no doubt so that they could plan their day. Arrival information and a reminder of their cash only payment requirement would have been helpful.

Chic rooftop oasis in the heart of old Naples
I can't imagine that there is a better hotel in all of Naples. It is in the heart of the atmospheric part, overlooking a lively (but not too noisy) piazza, and surrounded by streets abounding with cafes and restaurants. The area has atmosphere in abundance, which (like much of Naples) can be a bit tiring after a while - and then you can retreat to the B&B, which is a wonderful calm oasis that is well above all the chaos. There is a secure car park nearby that wasn't too expensive. Our room was chic and simple (but far from basic!), with a tiny balcony and views of the piazza, Mount Vesuvius and the port area. Bed was wonderfully comfortable, and bathroom was superb. Breakfast on the sunny rooftop terrace was lovely, and we enjoyed every single minute of our stay. My only regret - that we didn't stay longer.

Simple B&B in the thick of old town Naples
We stayed in Naples for 3 days in total, when we landed we were advised to phone a number for a taxi who picked us up within 5 mins and dropped us right to where the B&B is. It was brilliant, easy and efficient. The breakfast is served between 9am and 10am which was perfect for us. It was simple but very tasty, fresh coffee offered straight away. Loved staying here, the views on the terrace display everything that is what Naples is all about. Would definitely stay here again.

Lovely on the inside! Beautiful and clean with a modern design. Enjoy breakfast out on the balcony with a view over the rooftops of Naples and a glimpse of the port in the distant horizon. The staff were very accommodating and friendly despite the language barrier they tried their best to help us and booked us a taxi to the airport that was waiting for us when we went downstairs 5 minutes early with not extra charge by the hotel. it was very easy to see that the staff / owners took a lot of pride in their hotel and making guests feel welcome. Note that you do have to advise what time you will be arriving so internet access while travelling is important. When arriving at the front door you need to buzz the hotel and they will come and collect you, taking you up in the lift to the fifth floor where the hotel is located. For the price it is great value for money. Very clean, spacious, good location and comfortable.

Lovely hideaway in historic Naples
We found this last minute in Naples after having had our ferry to Stromboli cancelled. We were warmly welcomed and found our hosts could not be more helpful or friendly. We really enjoyed our stay, rooms are a nice size and very clean. Being able to speak a little bit of Italian is useful though. (Having said that, my Italian is shocking and we still got by without a problem).

Nice B&B in historic centre of Naples. 15min walk to train station and 15min walk to wharf which is very convenient. Found it to be in a safe area. Need a series of keys to get into the building. Staff only there in the morning. Elevator to room. Not easy to find, look for a metal door in wall and press the appropriate buzzer. The B&B is totally renovated in all white fresh clean interiors with a nice bathroom. Breakfast (cereal,juice,yogurt,rolls) is in the dining room and if weather permits on the terrace. Room had tall french doors to a small balcony overlooking old town. Free wifi. Good restaurants close by. Really need to get a taxi from station with heavy suitcases. Cost 10 euros.

Everything was fine. No problems to relate. Nice view from window. Shutters are on backwards, so you cannot close only the wooden parts, but have to close glass well, so it is either hot or noisy at night. Very pretty room.

Cozy B&B; Great Location
We had a wonderful time on our recent stay at Zia Maria. The B&B is located in a superb location to explore Naples--right in the heart of the historic center. It is definitely the closest you could come to feeling like a local. It is also located just a few hundred feet from one of the best pizza places in the city, Gina Sorbillo. The room is very cozy and comfortable and looks right out onto the piazza. The owners are also incredibly nice and gracious--although they do not speak almost any English, but it didn't really end up being a problem. We would definitely stay here again if we go back!

Wonderful B&B in the heart of Naples
This is a lovely B&B in the heart of Naples. My room was clean and very comfortable. The B&B is located on the 5th floor, but is accessed by elevator. While the hosts don't speak much English, they are welcoming and hospitable. This is an ideal location from which to explore the city. There are a number of things to see and do in the immediate area. (The tour of subterranean Naples is highly recommended.) It is an easy walk from the train station. (Where ever you choose to stay in Naples, do not stay near the train station. Around the station the city seems dirty and dangerous, whereas the area around Zia Maria is beautiful and at time even magical.)

A thoroughly enjoyable stay, would stay again!
A lovely, comfortable stay in an authentic location right in the middle of the old town and surrounded by fabulous pizzerias! The balcony was just perfect to have our light continental breakfast, looking out over the rooftop garden to surrounding churches and the local neighbourhood. The host was just great! It was my partner's birthday, and she helped me arrange a little surprise for his breakfast the next morning! I could not thank her more! You may be a little intimidated by the dark streets surrounding the B&B on the first night if you choose to stay out past midnight, but it just takes a little familiarity and you'll be fine. The hotel itself is very safe on the 5th floor, with plenty of keys for various gates and even the lift so it is very secure. The hotel conveniently has an option for laundry too which was very affordable, a lovely lounge area, wifi, and a laptop, all under a contemporary white interior which had a touch of quirky design here and there, with traditional elements that still reminded you that you were still in Italy. The room was breezy with air con, and also tastefully decorated. It had all the storage you could possibly need in a huge wardrobe and lovely shutters that peeked out onto neighbouring terraces. There appeared to be a wooden slat missing from the showering platform, but everything else was quite perfect.

Zia Maria was Fantastic! a haven in the mist of a graffiti'd Naples. The room was clean and the all white interior was welcome and calming. Neither the host or hostess spoke a word of english but their communication was clear. I can recommend Zia Maria if you are just overnighting like we were or staying long term to attend the university.

Such charm, service, a true B&B
Just make sure you know what you are getting into with Old Naples.. If you know you want to stay in Old Naples, I would not hesitate to stay here again. We made the mistake of having a car, and getting to the B&B was NOT easy, but that's the character of the neighborhood.. Once we found a place to park (by the luck of God), we were able to call Maria and she came down, retrieved us, and took her to her lovely home. We couldn't ask for a kinder host.

Schöne, abends kühle Terrasse. Umfangreiches, vielfältiges Frühstück. Sehenswürdigkeiten, Trubel, Restaurants und Cafés in Hülle & Fülle. Nachts bis in den Morgen Trubel in den Straßen. Bei geschlossenen Fenstern ist davon so gut wie nichts zu hören. Klimaanlage einschalten! Die Restaurantvorschläge de Mitarbeiterinnen sind es wert, befolgt zu werden.
