This was a great hotel for a stay while attending a wedding this october. The staff were friendly and accommodating, the room were beautiful and the bar and restaurant inviting. We will stay here again, although it was a little pricey so will keep my eye out for special rates.

Location: very central. walk thames street and have fudge! Have lunch at brick alley and castle hill.
very nice hotel. stayed with my boyfriend for one night. went to see the mansions and walk the cliff walk. Was planning to stay at the Chandler, but decided to stay at Forty 9 because it was cheaper. However, we had dinner at the Spiced Pear at the Chandler which was super nice. The Forty 9 staff was amazing, so accommodating and nice. Full bar and enormous bathroom. the pictures online don't lie.

Pros: The room and bath were very nice. The bedding was very high quality. It was rather romantic and a lovely place for well heeled travelers to escape.
Cons: Paying extra for parking is rather tawdry for this level of hotel and expense.
Location: Located in downtown Newport. A short walk to everywhere. Excellent location.
Lovely setting, very trendy. The bell staff could still use some work. Luggage taken out of car fine, then forgotten and never brought to room. I found the dolly abandoned in the basement hallway. All in all, a pretty hotel. Given the high price, the standard is also high. The hostesses were excellent and very attentive to requests. The restaurant was excellent. All in all, a very lovely hotel.

Cons: Staff oversight, and leadership by management.
Gorgeous property in the heart of Newport. Facilities are trendy and cool, with very clean grounds, and rooms. The strange part is that beyond being a boutique hotel, and the casual approach boutique hotels try to capture, this one is too casual. The staff were all very nice, and charming young men and ladies, but unfortunately, there is no structure. Staff look like guests since no one wears uniforms except wait staff in the bars and restaurants, and the valet/bellman. The rooms are dimly lit, especially the bathrooms which for woman this can be a complaint (makeup). I enjoyed the music type played throughout the hotel, but at night they need to dial it down in the hallways. Wait staff need some training - flat out every time I ate at the Grill, I had to ask for water, salt & pepper, more coffee. Food quality was good, and we enjoyed the selection, but again, the staff needs leadership. I want to make one thing VERY clear - the young men and woman of the staff we dealt with were gracious, and very nice, and all of them I'd hire in a heartbeat. Where this hotel lost me is that at lofty prices, we expect to be greeted by people who actually look like hotel staff. We have stayed at some of the "poshest" boutique hotels in London, and Barcelona, and they pulled it off well. In an effort to be the "uber" boutique hotel in Newport, they lose focus of who their customers are, and at a lofty price for what I consider a mediocre room, it does not work.

Pros: Great upscale boutique hotel with wonderful attention to detail.
Cons: Some of the staff could have been a little more knowledgeable.
Location: Shopping. You can literally have fresh lobster for breakfast, lunch and dinner. Not enough time to eat at all the great restaurants. Sight-seeing.
We had the premium water view room, floor 3/room 14. Huge balcony and wall to wall windows of the harbor and yachts. Love the fireplace and soaking tub. The view is what makes the room; it was almost a shame to leave the room and go exploring.

Cons: Staff were not totally on the ball
The Hotel and location were excellent The staff whilst very smart/trendy appeared to be still learning the business. Not yet efficient but they were very pleasant
