Amazing, staff was wonderful, hotel was close to thames street which is the downtown area of Newport, also rooms were decent.

We had a very nice room, very clean and comfortable,, they should offer complementary coffee in the morning. yes we recommend this hotel and yes we would stay again when we will be in the area.

Room was small but clean and comfortable. Bathroom was huge but there was something gross behind the faucet. We did the Cliff Walk and I heard about a trolley back to the start so I asked about it. I was told there was no bus and was given a card from a cab company. When I got to the end of Cliff Walk and was waiting for the cab the trolley pulls right up. I think they deliberately lied to me and are perhaps getting kick backs from taxi companies.

Loved being close to the beach.

Pros: Convenience to Newport and close to beach
Cons: The bed was lumpy and the sheets would not stay on the bed
Location: Enjoyed Thames st , restaurants, driving in the Ocean view. Mansion tours
It was great to have a room with a view of the beach, but traffic noise was so loud, we couldn't hear the ocean or even leave our window open

Great Stay at 1st Beach

Such a perfect pre-winter getaway spot! The room and facilities were perfect and our stay was delightful. The beaches, cliffs, Downtown Newport, and great food were very close and we lacked for nothing.

The stay was pleasant, nice location- but the front desk person was not at all welcoming, and the waitresses at breakfast were slow and inefficient even though we let them know we had time constraints.

Clean, basic hotel...NOT a luxury hotel

Pros: Good location near entrance to water and Cliff Walk. Hotel staff very courteous. Hotel is technically in Middletown but right on the Newport line.
Location: Hotel is down the street from the entrance to the Cliff Walk. Several good restaurants within walking distance.
This hotel looks a lot nicer online that it really is. The pictures on their website OVERSOLD it. Looks like a 5 star hotel but it's really 3 star. I stayed in two different standard rooms with a queen size bed. Both rooms were clean, but TINY. Barely any room to move. The AC/heating unit was LOUD everytime it kicked on. One night, a car alarm in the parking lot....kept going off. The suites may be nicer....but the standard rooms in the main building are very cramped.

Nice historical old hotel. We needed to check in early and our oceanview room wasn't ready. However, they upgraded us to a 2 room suite with a living room instead. It worked out well for us even without the oceanview.
