This place would be great for groups or maybe just male travellers, but as two young women it did feel unsafe.
Upsides: The room was good, the beds were comfy, let us book at 18, cheap, the owner was nice, and its close proximity to Clifton Hill was great (about a ten minute walk)
Downsides: Our room key didn't work at first (that's fine, it's an easy fix). However, the issue was the man who came to fix it (maybe the groundskeeper?) let himself into our room twice. First was when he let us in with the actual key, he also came into the room and showed us around, which was odd. Then, once he actually got the key cards working, he just let himself in again with no warning. Later, the parking lot with direct access to our room got locked just as we were leaving for Clifton Hill, and (this could have been our fault for misunderstanding his instructions) when we returned we could not find how to get back to our room. This was a little past midnight, there was no one at the front desk (phone numbers were provided if we really needed to call) and all other doors were locked. We realized later that we had to walk all the way around the back to get in. This felt very unsafe, as it's a sketchy area. I don't know why it was locked, but it made our stay so much worse.
Overall, I wouldn't stay here again even though nothing happened, but it'd be fine for groups. I'd suggest paying a little more for somewhere else if you're female solo/pair travellers just for ease of mind.
