Pros: Very nice room
Location: Good for town but wrong side of the city centre for the main University campus.
The main disappointment was the "free" breakfast on a Monday morning that was not served until 08.30! Too late for us as we had a busy day - so missed it.

A quiet neighborhood just outside Mickelgate with wonderful hosts, easy short walk to the center of York. Wonderful coffee/tea/chocolate service, wonderful bath and shower toiletries including use of a hairdryer, which I rarely see at a B&B. Great hosts who have been housing visitors for many years. And breakfast was from a menu and freshly cooked. I will be back when I come to York! Thank you.

One or two things seemed strange... I had to ring in advance because I was going to arrive later than 5pm - to ensure someone was there. You're given a key to come and go from the house. Breakfast doesn't start till 8.30 and if you're on business, that's really too late for early meetings. However, Katrina was a really helpful lady and allowed me to start breakfast early - and made me a bacon sandwich to take with me.... but why start so late? I was in the single room which is absolutely tiny. That said I'd still recommend you stay there if your budget is tight and you're looking for somewhere fairly central.

Very comfortable - we were in Room 2 which was lovely and looked like it was recently refurbished. Hosts were very friendly and breakfast was enough to last us most of the day!

Happily recommend this B and B to anyone spending a couple of days in York. We were in a small double- room size as advertised. Well appointed room . The stairs to bedrooms carrying luggage may be a challenge to some.Breakfast good.

Great location near the center. The room was a bit awkward, making handling a large suitcase somewhat difficult. Breakfast however is outstanding and the price is reasonable for York. Highly recommended.

The hotel was in excellent condition, and also provided high quality facilities. The breakfast was faultless. The only possible downside is that it is located in a residential area, but the walk to the city, and shops is not a long one. Would certainly stay there again

overall is good, need to walk for a while to the centre but it's acceptable. water pressure and temperature of the bath tube is a bit unsteady but again acceptable. nice breakfast, quiet environment.
