Cons: Everything in the room. Bedding, lamps, decor, bathroom, etc.
Location: Location is excellent near King Street and easy access to DC
Hotel is badly in need of upgrade. It;s sad that in so nice an area the owners do not make a small investment to upgrade the hotel and would rather leave it in such poor condition

Pros: Close to my appointment.
Cons: Major update.
Location: Close to everything so a real shame the hotel is in this condition.
The hotel looks like it did when it was built, very out-of-date. Walls need to be painted, woodwork shows age, tiles lose on the walkways, bed looks like it came out of a 40's bedroom. Complete hotel is in need of a major update!

Pros: The price range and the surrounding area.

Location: Shops and stuff like this are found 10 minutes away, on King St., If I remember correctly.
Clearly, I choose this place because of the price. But, the last time I was in DC I stayed at a hostel, and frankly, I'm dissapointed that I didn't go to the same place, even though the price range was the same. Room is pretty standard, not very clean, but If you come to DC just to visit, and not to stay in the room to much, I guess it's okay.

I spent two nights here, and it was well worth the price, especially compared to other expensive hotels in the DC area. It was in a great location and a safe neighborhood, but this place is a little run down. I did find it to be clean and comfortable though, just old. I know you get what you pay for, and I didn't expect much. I did not like that the free breakfast was only served until 930am. And the housekeeping lady was so annoying! Everyday at 830 in the morning she knocked on my door while I was sleeping saying "house keeping"! Then came 11 o'clock which was check out time, and she knocked on my door reminding me about check-out time, which I clearly knew. I told her I will be out in about 10 minutes, because I was finishing packing up and I had to brush my teeth, but 10 minutes later she comes in the room and again tells me that its check out time. I would stay there again, but that was just ridiculous. I would suggest training the staff on customer service, and having breakfast until 10:45 a.m..

The hotel is modest and older, but clean and well-maintained, with polite, helpful staff. Excellent value in a pleasant, walkable neighborhood, near restaurants, businesses and the Metro. I always stay here when I'm in D.C.
