The offices of American Vacation Homes are located in Kissimmee, Florida, within five miles of Downtown Disney® area. New arrivals check in at the office and receive directions to their home or villa. All properties are located in planned villa communities, or neighborhoods in Osceola, Orange, Polk, and Lake Counties. All neighborhoods and communities are within 20 miles of the Walt Disney World® Resort.

There are private, screened, splash pools at all homes; guests in villas enjoy use of a community splash pool. Parking is complimentary. Smoking is not allowed in homes or villas. American Vacation Homes provides a 24-hour emergency hotline for guests.

Special check-in instructions:

Guests must check in at the offices of American Vacation Homes in Orlando at 12211 Regency Village Drive, Suite 12, then travel to their vacation home, located within a 20-mile radius of Walt Disney World® Resort.

Office hours are Monday-Saturday from 8:30 AM - 7 PM. Guests arriving after 7 PM or on Sunday will find a welcome packet in the after-hours lock box, located at the office entrance. Guests should contact the office for instructions to open the lock box by using the phone number received in the confirmation email after booking.

Guests must report to the office on the next working day to complete registration.

A mandatory cleaning fee is charged at check-in for stays less than five nights. Heated pools are only available in select accommodations. To request a heated pool, guests must contact the property at least 48 hours prior to arrival.
