Beware when you book… the pics on Expedia are not the resort!! I booked the resort shown on Expedia.. but what I got was Jerry’s condo across the street.. bait and switch is not cool, I also did not get my booking instructions until the day I got there so I went to the wrong place to check in.. wasted an hr.. It also took me an hr on the phone to change the credit card on file because this place is not pay when you stay like advertised on Expedia .. oh and also Jerry’s living room tv did not work!!

1- they changed my hotel last min to 45 mins away . I picked the hotel based on my families address. 2- First night woke up with two ticks on my arm. 3- Roach on the floor. 4- Old crusted Pee on the floor crown molding. Overall nice area but not the area I choose.

The place was not clean at all and the tv in master bedroom was not working and the bathrooms was very nasty shower curtains had mold and hair and the master bedroom bed was sinking in and i called to report the issues and they did nothing about it for the price we paid to be there for a week was not worth it i will never book with IPG properties again

This property should not be available to stay in due to the poor upkeep. The floor boards in the bathroom were rotted to the sub floor and the condo smelled like mildew and had mildrew threw out. Still waiting for a redund

Absolutely the worst experience. Checked in on Feb 10 and left. Called management because of the conditions and the place not being what we had booked. Mold everywhere, dirty carpets, chairs and carpets. Blood on pillows and bugs. Still fighting for a refund!

I came and the villa we booked wasn’t cleaned. We had to go to another one the owner had “ prepared”. The carpets were stained. No wash cloths. Villa smelled like dirty carpet. This was for my husband and I anniversary and we did not get what we paid for. He is upset. Wasted money for nothing. We will never book with Expedia or them ever again. Fraud is the best way to describe our stay

First when we booked this Villa we were told we had our own PRIVATE Pool and Hot Tub (not true) the WiFi was horrible cable was out and we were there 3 days called the property owners (no answer) Bldg not that great of shape gave us ONE Tide Pod to wash with had a ironing board with no IRON just was disappointed for the money we paid.

Do not book at any property that is related to IPG or Magical Memories. The WiFi in my rental consistently stopped working and I had to call the provider myself to make the repairs. Additionally the air conditioning stopped working multiple times during my stay with no reply back from email or VM to the office. Additionally, they have signed me up for a condo insurance reoccurring charge of $134. My understanding was it was a deposit charge but that was not the case.

Pros - Nice kitchen, guest bedrooms, and guest bathroom. Cons - The living room furniture and carpet are worn and dirty. Water stains in the ceiling of the hall and master bathroom. Dirty vents in the bathroom and the apartment had an odd odor which they tried to conceal with a plug-in refresher in the dining area and with car vent clip-ins in the entrance and a guest bedroom. Dead cockroaches in the master shower when we arrived. The patio by the master bedroom could not be used, dirty chairs and the concrete was full of dirt or mold.

Keypad kept failing code provided, locking us out. Fortunately the property manager was very responsive and able to reset the code remotely as we waited. Toilets were small. Fridge had layer of rust on the door, but otherwise functioned. Internet was slow. Beds were hard. Dishwasher soap dispenser was broken and it was quite noisy. AC worked well. Adequately stocked kitchen utensils, pots, pans, dishes, silverware, etc... Furniture was comfortable. Large dining room table seats 6 comfortably. Very clean. Nice decor. TV had many stations, but no form to decipher which were which. Just had to channel surf. Oven ran hot. Burnt a couple batches of cookies finding that out. Condensation always covering outside windows (suspect not insulated). Plenty of closet space, dressers, night stands, and lamps. Floor plan was well conceived allowing one room to share the kitchen, living room, and dining room. Large pantry. A comfortable haven when recovering from a day at the theme park.

Nice place, needs a more attention/for better Stay
This place was great. Clean rooms, everything is near, lots of room. Plenty of towels. There are a few things I disliked, 1) No early check-in, for people travel from other places a early check-in is great. I arrived at 7:00 by car and had nowhere to go, so I had to stay somewhere else for those few hours and I did call and was told no early check-ins. 2) the pool is only open from 12:00 noon to 6:00pm. This is not visitor friends because the parks close at 5/6 o’clock and by the time you arrive at your room, the pool is close. 3) most importantly, no inside locks, or my room was missing one of the two part lock system. I do have small children and did find one walking out the room just by a turn of the knob. The locks at the resort is just a latch. Need to add beetle child proof locks because this is a tourist destination. I did take pictures and used the table to block the door for my 6 day stay.

Ac was nothing working properly and had to have property manager come fix. Dishwasher would not close so could not use and back sliding door was very hard to open and shut. Manager had said it needed to be fixed. Pool was open 1 day the other days was for virus which we understood but than was closed for maintenance. Was not happy about that.

Worn. A/C broken. Only got it fixed after I called Expedia. Tennis court being repaired. Hot tub green. Rug really needed cleaning. Windows very hard to close and lock. Ants in the kitchen. Vertical blind slats fell off. Clips broken and couldn't hold them up. However, fairly spacious living room. Pretty quiet complex. Check in easy. Close to hwy 27 not near address noted on listing.

I liked the space of the property. I didn’t like all the dog hair that was left behind from a previous occupant. The fact we had to deep clean the apartment. There were no paper towels and the main bathroom toilet did not work. We found a few roaches while there also. The address where you tell us to check in needs to be updated. We showed up to address provided and then had to go elsewhere because they’re no longer at that property. Given the severity of the traffic that took up a great deal of our time!

I booked this Royal Laguna villas through Expedia. I called this property on the day of arrival at 1pm. I was told that 2 days ago the property was sold. And I was assigned completely different property. I mentioned that I would arrive after 8pm. I was told to go to the IPG realty office for directions how to check in. I arrived at IPG Realty but office was closed (after 5pm). There was emergency phone number printed on the door. I called the number and was given address for the property. Why did I have to waste 1 hour, why they didn't tell me when I first called beats me. The property was located at Coral cay resort, but the gate code was not given me. Luckily another tenant at the property told me the code. Realtor from IPG appeared at my unit couple days later to collect cleaning fee, she promised me pool card but never provided it. I did call the IPG office again twice on different days during business hours. Realtor would tell me that they would call me back, but never did. So we never had access to the pool. Property was clean with no insects.

Office is out of resort. Small beds. Minimal amenities. Cats around property (my son is extremely allergic to cats). Raccoon pulling out trash. Guests didn’t clean after their dogs. Traffic congestion, take time to get access main roads.

The worst stay ever experienced
To begin with, the rooms are not as shown in the picture. The staff was very rude on the phone and said that if we do not sign docs at the front desk by noon then she will tell us to leave the premises. Extremely rude! During checking out after our 4 day stay, the cleaning people arrived at room 45 mins before the check out time and forced us to leave. They stood there and watched while we packed our belongings. We told them to give us 30 mins to pack since we were traveling with a baby but they were very rude and simply stood there and started calling the other staff about us making them wait. Never ever have we experienced such a treatment and we travel extensively all over the country and the world. Avoid this place at all cost.

The wifi and celluar service were pretty awful, but when we werent satisfied with the condition of our inital villa They moved us to a larger one at no charge the next day. Overall pretty clean too.

The unit I had wasn’t clean the beds we’re uncomfortable the bed sixes didn’t match the furniture was old and raggedy, this unit was like an upscale motel, I called to complain and I was moved to a much nicer unit and everything about the new unit was perfect I’ll always ask for the Windsor hills unit

I liked the property it was very beautiful on the outside but the inside was not great. It was clean inside but the utilities were so out dated and not in the beat condition. The garbage can in the kitchen is not in a good condition. The master bedroom had a huge carpet stain at the foot of the dresser and in side of one of the drawers there was also a huge stain. In the kids room the dresser was taped up on top I guess it was to keep the laminate from falling off. I did see in the bathroom in the floor a shell of a shrimp in the master bathroom. So I felt the bathroom wasn’t cleaned properly before I arrived the kitchen cabinets were so outdated and old. The area I loved the most inside the property was the living room it was very clean very spacious but the dining room table was not good and so was the coffee table they both had huge stains and the dinner chairs were stained also to the point that I would sit on them. The property is cute but definitely needs and update

Staying at the Holiday Inn next time :(
For check in we went to a building hours stated open till 8:00pm were there at 7:45pm no one was around. We had to call to find out how to get keys for building (my husband was trying to call on hold for over 15 minutes with no answer). Very rude on the phone with son-in-law. Then had to go back the next morning to place credit card (then another fee for pool access). Window in living room cracked, 6 towels for three bedroom condo, 2 rolls of toilet paper for 6 day stay, beds hard and uncomfortable, hot tub green and emptying and pelling painting on bedroom bathroom. Then for check out again office was to be open we had to call for code to put keys in box again no one around

We do sent a confirmation message via Hotels.com stating that office hours can vary and suggest that contacting us before arrival would be a good thing. We are sorry about the confusion. For a 3 bedroom condo, which sleeps 8 people, we provide 8 full sets of towels. Two towels found in each room and another two sets found in the linen closet in the hallway. We also make it clear that you will have to travel from the check in office to your actual accommodations. We understand the frustration with that, and we are working towards a more convenience check in/out process. For check out, there is no code necessary, keys should be put in the drop box. The only thing wrong was the pool. Ther lights in the pool didnt work. Plus the pool was draining slowly on its own. And the filter didnt work properly. Otherwise the property was fantastic and I will be staying again.

The villa was not as up to date as the pictures suggested. Some of the pots were very wore and we could not find the remotes for the TVs at first. Also, it advertises a game game room and there was none. But it was very spacious and clean for the most part.
