Incredibly dirty bugs hanging from the ceiling and walls, dirty marks all over the walls broken furnishing, and even faeces smeared on bed head. No room service. TV in room 24”. The rating I give this place would maybe be a 1. I booked for 12 days I stayed for one night and they did not refund me for 11 .

Hotel was good and very clean!! I stayed for 1 night in panorama view room so hugely it’s great for big family! In morning the view make me stunning very beautiful but some point of window have a building front of you and hide the view. When you checking in you’ll get some snack like a cookie and the reception will explain you about the bottle of water in the room which one for free which one you need to pay thats your benefit. Swimming pool enough for the guests but the next side have a construction so a little bit annoy for someone who need to rest in morning Air condition not good maybe it’s too far from bed. Breakfast excellent!! 5/5 love it All of staff friendly and nice! reception, security and one guy who prepare the breakfast in the morning with his splint beacause his arm broke one side. Welcome drink make me fresh so good! Worth for this prices and if you’re not expect too much I recommend here.

So out dated and run down
We booked as a last minute looking at the pics on Expedia looked nice But when we go to hotel over run with buildings around that we’re very close like 15ft away room was old looking I did complain and they showed me a room that was up on the top floor which Improved the view a bit but wanted an extra 6000 Thai baht So we left and booked in to another hotel I am trying to re cover my costs From Expedia as hotel said that’s what I had to do

Picturesque, yet hot as balls...of red hot chilli peppers. Wanted $30 usd in cash(not credit)or the plastic key card deposit with no intention of returning it. Yet another scam and horrendously stressful stay! Bed fit for Fred flintstone hard as a rock!

Well I had a horrible flight that made me miss one of my days that was booked with the hotel so they cancelled my reservation and I had to book another room. Which was totally fine because it was my same room I booked previously. They also do not answer phone calls or respond to email. I reached out a bunch of times to let them know that I missed my flight but I didn’t get a response. As far as the room it’s self was beautiful. The beds were very comfortable. Very nice hotel. Unfortunately the location isn’t great if you are planning on getting a taxi or use Uber. They were doing construction during my stay I didn’t hear any noise from that but the front entrance was closed off during my stay. One of the transformers outside was broken and you could hear the noise in the bathroom. It sounded like the water was constantly running. That also didn’t bother me much. Overall the hotel was nice and worth the stay for my first visit to Pattaya.

Check in staff was very nice and helpful. Breakfast staff was also good, but everyone else...not so much. Hotel is nothing like the photos advertised online. It is run down, old and not at all luxury like advertised. Rooftop wasn't even open, and pool was less than adequate. Breakfast was edible, but sub-par from other comparable properties. Construction noise begins much earlier than advertised and do go late into the evening, as brand new property construction next door is massive. The view is blocked by neighboring building, but does still have good views from some of the room up front. Check-in staff was honest about hotel situation and was apologetic for the condition of the hotel. Too bad that was not disclosed on the website. The hotel in it's current condition is 2-star at best, and way overpriced. Cleaning staff ignores "do not enter" sign. Was sitting naked on the couch and told her not to enter, but she walked right in anyways and kept trying to have a look. Room floor appears clean, but feet got dirty just from walking barefoot. Balcony very dusty and dirty. Room is spacious but lacks any décor or artwork. Old furniture and some are in disrepair. TV in room is so low and should've been mounted high on the wall. It was hard to watch while laying on the bed. Lobby and breakfast area is ugly, not clean, and needs to be completely renovated. No shuttle. Taxi cost 250 baht each way to anywhere.

"Doesn't meet hotel standard"
Honestly, I reserved this hotel because of the pics. they uploaded. And have a very high expectation about them. But when we arrived. It still have a construction. Noisy workman doing their job. I assumed that, they turn the condominium into a hotel. So, the place doesn't meet a hotel standard. The hotel is very empty. We're not so sure that, there're only two of us checking-in? Don't have any proper restaurant. I think, they turn the common area of condominium to a breakfast area. When I check-in to the room, its decor just like ordinary furnished beach condominium, can't accept that. I check-out immediately. Throw away entire 2-nights room fee.

Got a 2bd room unit. Plenty of space. Friendly staff, the place was under renovation and the construction next door at the time we stayed, but we hardly hear any noise. Beach was across the street. about 10 minutes drive to the city center.

Poor condition and uncomfortable bed
The hotel is very run down and in need of maintenance and repairs. The bed was hard and similar to what you find at a budget motel. The room is big and much room. The balcony is nice and big and had a view of ocean from side of building. Pictures on site provided by the hotel are decieving and obviously taken when the hotel was new. Definitely will not stay here again. Much much better options available.

Disappointing
Hotel staffs speak very little English. Staff will charge everything over price. It feels like they are not happy to see guests, no one smile and welcome to the guest. I have made arrangement of flower buke for 500 bath. When I arrived at the hotel the charge me 800 bath. I have asked information about city tour but didn’t get any help. There was building work till late night and couldn’t have proper sleep because of nowise. Would not recommend any one to book this hotel.

Very impolite hotel staff.
The fact that this is far from everything didn't bother me. It's just that the choice of restaurant nearby was very limited. The suite was huge but it has seen a better day. There were wear-and-tear everywhere. We couldn't turn off the AC in the second bedroom, the Wifi was very, very slow, it's almost non-existent. The worst was the personnel. They didn't have my reservation (3 nights) in their system and they couldn't give me the suite that I reserved and paid for. That could happen. But the lady at the reception NEVER apologized!! Incredible! She offered us two 1-bedroom, but we were a family of 4 and we had to stay in 2 separate rooms. Only when I asked if the 2-bedroom suite I reserved was available from the following night, the reception lady looked it up and confirmed that we could use the room for the following 2 nights. The girl who showed us the room was very unpleasant. The cleaning staff was not any better. They just left our pyjama on the floor! It was absolutely not worth the money I paid for this hotel.

Best place ever if you wanna stay away from PPL and you like peace and sea-view ,i stayed there a week , with a lots of tips , it is an advice to pick it don`t waste time and look for another . room service totally bad (( even after big and huge tip $50 )) reception totally bad they need to be trained from grade 1 to 50 really not qualified , how they put unqualified people to work , they don`t care if you doing them business or not sitting on their XXX zero service in a super nice place ,but its great for sea view .

We stayed there a weekend, we took a suite with 2 bedrooms, clean but the armchair and sofa were very old. Great panomaric view from the suite, close to the beach, fresh air. The thing i did not like was the breakfast, poor breakfast, no already prepared milk or chocoalte, you have to make it yourself with the ingredients disposed. Too far from Walking street.

Overall, the stay was very satisfactory. I stayed with 3 other friends in the 2-bedroom suite. The hotel is well located and our room offered a decent, but not great, view of the sea. While the hotel lacks the service standards that you would expect, the room itself is quite well done and well maintained. Key pros: good location with sea view and not too far from walking street, well-done and spacious rooms with decent sea view, small but enjoyable swimming pool with sea view. Key cons: lack of understanding of English language, no room service, restaurant strictly for free breakfast, ongoing construction opposite the hotel.

Fantastic spacious suites with huge balcony.
Only negative was that there was a kitchen in the suite with no cutlery or crockery. Just a kettle and 2 cups/saucers! Otherwise it was perfect

great hotel great location
It was a great view from the very large veranda, overlooking the swimming pool to the beach.The room was very large and well fitted out, the kitchette was lacking a microwave but this was added when we asked, but only had cups and saucers. breakfast was great and varied menu to choice from. Staff friendly and helpful. Room was clean but they seemed to lack window cleaner all windows and mirrors where streaky, but a minor fault, it was a nice quiet area with a nice clean beach better than the main beach area, but only a short taxi ride to get to the night club area.
