Pros: It is a very charming place, very cosy and the furniture in the rooms are of a very good taste.
Cons: To have permission to enter with the car as far as the entrance of the hotel in case of rain as I have experienced
Location: The town is fantastic and the food in the restaurants around are delicious.

Pros: Great location, very clean and comfortable room with a great bed and overall feeling of a fine hotel accommodation.
Cons: Shower worked well, but there is only half a glass "door" here ( and elsewhere ), causing lots of water to spill onto the bathroom floor.
Location: Location right in the heart of Spoleto. Best part of Spoleto is the place itself --- just walk the streets all day and you will be thrilled.

Hotel was very comfortable and the staff excellent. Location was convenient; easy walk from the train station, if so inclined, and is located in the old town with many restaurants, bars, and stores nearby. Also, a good location to start an enjoyable walking tour of Spoleto. The hotel is at the lower elevation so you start by heading uphill; as an option there is, nearby, a very nice series of escalators and a final elevator that take you to the top of the town so, you can ride up and start your walk at the top and then work your way back down to the hotel. The design and location of the escalators is both functional and artful; does not clash with the charm of Spoleto but rather facilitates access. Can't speak to the A/C issues mentioned by others as A/C was not needed during my stay.

We used a booking agency to secure a Saturday night stay at the last minute and got a nice price. The room was fine and clean with a modern bathroom, however it was located right next to the elevator shafts so we could hear voices whenever anyone was in the elevator. We weren't in the room much so it wasn't a big problem, however I would not recommend room 309 or any others adjacent to the elevators. The hotel provided a nice breakfast that had a much larger selection than a typical Italian breakfast. Spoleto is a lively hill town and the hotel is located at the bottom, so it's a bit of an uphill walk to the castle and main church. However, it is close and convenient to a parking lot that the hotel provides a free voucher for, so it makes for a fine selection for those with a car. All in all it was a fine stay at an excellent price.

Very nice hotel. Helpful staff. Excellent location. Fabulously decorated breakfast room with very decent continental breakfast. Only negative-night time AC was working poorly. Our impression was that it was regulated from the front desk, not from the room. We would probably open the window, but there was the race event in the city, and it was quite loud outside until at least 3 am.

Location: Ideal for exploring central & southern Umbria and the Sibilini
The hotel is terrific value, the staff are really helpful and they speak English. The room was large, comfortable and very quiet (as the hotel is in a pedestrianised area), the shower was excellent and the breakfast was fine. Although the hotel does not have its own parking, they issue a free parking permit and we had no trouble over 2 weeks in finding each day a parking slot within a few minutes walk. On first arrival you just have to find a metered car park space in Piazza Garibaldi so you can get to the hotel and collect the free permit. The hotel is only 50 yds. up Corso Garibaldi. Although on the edge of the upper town, it's only a short walk to the restaurants and facilities around the centre.
