We were greeted nicely by the owner. The room was on the third floor with no elevator. The hotel breakfast was included and the waffles were a plus. Overall the Inn was comfortable and the room was sizeable, the decor, however, is quite dated and the rugs, furnishings & wallpaper should be replaced. The location is close to all the shops and eateries.

Hotel was a little older, but had a great location. Staff was very friendly. Walking distance to the quaint and beautiful downtown area and harbor. The shopping was wonderful. Many restaurants close by. Take the In town trolley for a great informative tour. Would stay here again.

Hotel close to town centre, close to many restaurants to meet a variety of budgets. Easy to walk to beach area or local monastery. If you want to get about easy to get further drive down or up the coast. Staff all friendly but male receptionist not very welcoming.

We stayed here 2 nights the weekend of Labor Day, the town and motel was very busy. The continental breakfast was very good, the room needs updating, the decor was very dated. The environment around our room was noisy, but again it was a busy weekend with families. The location is walking distance to all the shops/restaurants in town.

Pros: Conveniently located and clean.
Cons: New pillows for the beds, one or two designated smoking areas instead of the entire outside area, even near non-smokers rooms.
Location: In the heart of Kennebunk with shopping, ice cream and restaurants nearby.
I arrived late in the evening and left before 5am the next day so I was not able to see the external facilities or enjoy the free breakfast. The desk clerk was friendly and accommodating. The room was dated (tile ceilings, printed wallpaper) however the bath facilities were super - best shower - and new granite-like vanity top. Pillows were lumpy and the upholstered chairs were stained. The thing I really took away was the number of areas for smokers - right outside most rooms. Great for smokers, not so great for non-smokers.
