Nice location, but the hotel needs improvement, special in the rooms. Paint is falls off, some rooms got bad smell.

Hotel Kinbe is beautiful! I like the rain forest feel on the right side of the hotel, which is where we stayed. You almost feel like you're staying in a treetop ambiance, with all sorts of greenery around. The rooms were very spacious and comfortable, the AC is on point and Wi-Fi is good! Location, its only a block away from the beach! Close to 5th ave, the main street in Playa del Carmen. Plenty of eating options near the hotel. Around the corner on Calle 12, you have alot of bars and clubs as well. The music is loud down when you walk half a block down the street but I can barely hear it from my room at night, which is comforting. Hotel staff is pleasant and professional. The front desk girl, whose name i cannot remember and Carlos were amazing and helpful with their indispensable knowledge and recommendations for food and attractions in the area. Overall, a pleasant stay!

Pros: The rooftop terrace, you could see the ocean and 5th ave. It felt like our own private world
Cons: Nothing, I thought it was perfect.
Location: Right off 5th ave and 1 short block from the beach. Since it is right off of 5th ave. you have close acess to the shops and restaurants.
Our stay was perfect. Right off of 5th ave and 1 block from the beach, the room was clean and the staff helpful and friendly. There was a roof top deck which you could see the ocean and 5th ave. from, we bought a bottle of liquor and had a fee drinks as we watched the sun set. We will be staying here the next time in Playa

...especially since we had to carry ourselves the luggages to the second floor through a steep staircase. Nothing special about the room, the bathroom very small, totally naked of any useful small but necessary small things of personal hygiene. Being by the 5th av. is the only advantage. We survived, disappointed though.

Cons: Better windows, clean your pool everyday, fix all rooms at once while the place is fully closed then re open.
Location: EXCELLENT LOCATION RIGHT OF OFF 5TH AVE AND CLOSE TO OCEAN. LOTS OF GREAT FOOD AND SHOPS CLOSE BY
We had booked a basic room and called to upgrade before we went. They said the Garden view room on the second floor would be available. Upon arrival they told us it would be 5 more days until the room was ready and put is in the Regada room that is suppose to be better and was actually worse. It was interior next to the pool which the waterfall wasn't working and the pool was super dirty. Their was so much construction at the hotel that there was constantly noise. The shower had no warm water and we were told to let the shower run for 5 minutes to get it. When ran for more than 2 minutes the whole bathroom would flood as the drain was horrible. The side jets didn't work either. The best part was the A/C worked great. The garden room we got moved into after only 3 days was much nicer and had ocean view. Not the best if you like it quite at night as the windows don't block any noise. Room itself was clean and newly refinished. Wouldn't recommend this hotel unless you were looking for a cheap place to stay and not worried about the comfort part.

I stayed at Kinbe 4 consecutive weekends, Alex at the front desk was awesome, location is great, rooms are small but clean that said every time something has been broken. First it was AC then TV then the last time they had construction from almost 8 am to 7 pm without telling me at check in. Then while they advertise wifi, during construction something happened so last 4-5 nights I have been there, no wifi and most importantly no one bothers to tell me, as a guest who inquires daily. While hotels.com has a 55 dollars rate, every time I check in its a negotiation. Depending on the desk clerk I may get charged 10-15 dollars more. I literally had to walk to starbucks, book my additional night and go back in to get the rate published on hotels.com. So I have complained, to each and every clerk. I see the owners every time I walk by but so far, not an attempt to rectify the situation. It's too bad, I must have stayed a total of 10-12 nights here or there in the last month - and have brought friends there but I think unless they get the basics of customer service and retention down... I will be looking at other alternatives. They are still doing construction and no wifi.
