Would Stay Again
I had a condo in the back and it was fairly quiet..not much street noise at all. Dog barking once in a while, hey its Mexico..deal with it..I have lived in Playa and this hotel was great for being so close to everything you could want and a great beach at the end of Constituyentes..You can beach walk all the way to Coco Beach north and Fishermans Wharf going south..gorgeous..The room was clean and maids were nice. Registration is across the street with a KOOX Hotel sign on the door so you wont be able to sign in for your room till you go across the road the staff was friendly and took care of me. I am a single woman travelling alone and felt safe..as I always do in Playa..

I did not like the shower, all water comes out.
The restroom was not working well, the shower and toilet. The shower was not working and all water came out to the restroom because there is no door on shower. There was a giant cricket in one of the bedrooms. The restroom was not clean. Will not stay there again for sure. But great location for night clubs.

Perfect location, great price.
Pros: Supreme location in the middle of downtown and very close to the beach. Best hotel in the this area, hands down. Cons: Blinds were broken and my door key didn't work, so I would have to have the person at the front desk open it for me every time I needed in. Staff was pretty unapologetic towards this.

Hotel is nice, but needs improvements
Hotel was overall decent, rooms were ok, but A/C went out twice and hot water twice. Each time it was just the fuse, but each time inconvenient. The pool on the roof was nice, but SUPER small. We rented a car and the parking lot was a total disaster, it is below the building and staff park in the spots and in the middle of everything. We had to constantly ask to get someone to move. Shower in main bath was horrible and we also had to ask for towels the first couple days, until we tipped the room service. I would stay again, but I'd understand what I was getting into and not be disappointed with what I thought I was getting.

Very nice hotel, but horribly kept!!
This hotel was everything we needed, great location, affordable , 2bdrms, 2 baths and full kitchen! BUT The air conditioners didn't wrk properly, 1 of the showers was broken (sprayed water everywhere), the sheets were dingy, towels were old and stained and the mattress in the sleeper sofa was stained and unusable. the sheets were not changed daily, beds just remade.

Overall, the place was fine and very well located. There were blood stains on the sheets and young people shouting/partying until 3am even though there is a 11pm quiet rule that was not enforced.

The apartment hotel is very clean, gives you everything you need (except an iron), close to everything, at an extremely reasonable rate. We had a great time.

Loud and dirty.
First floor guests partied until 5 am with load music and laughing. Hotel did not intervene. The hotel is located next to very loud discos. The bedding was dirty and even when asked for it to be replaced that didn't happen.

Great, but noisy
Place was great, very modern, very clean. Only downsides (with all other things as upsides) was that it was right in the middle of the busiest part at night, so noise until 3-4am and beds weren't exactly the most comfy.

Clean apartment but definitely some moisture issues in the bathroom. Make sure you ask for extra blankets and towels while someone is at the desk, because they will not be there later, as stated. If something is needed and there is no one at the desk, there is a sister hotel across the street that should be able to help. Great rooftop! Beds are ok, not as comfortable as one would have hoped...

steps to the beach, great breakfast on the beach, it is somewhat noisy at night from the partying but if it bothers you,, wear earplugs, great staff, thanks Jamina for your help, hot tubs not working small pool, GREAT VIEW from the rooftop!!will surely stay here again!! beats all inclusive places, just 1 block off 5th and near the ADO if you need it WILL STAY AGAIN!!! we were a group of 3 on a ladies trip ((sofa sleeper needs to be replaced it is no comfortable)

Nice suite. Just what we were looking for
Our flight arrived very early in the morning. The young lady working at the desk very kindly allowed us to drop off our bags at around 8AM and watched them for us until check in time. It was more like an apartment than a hotel which is what we were looking for. Nice rooftop area with a pool. Very close to the beach and central plaza area. We were able to walk everywhere. Just a few blocks from the ferry to Cozumel.

I'm unsure how to rate this hotel since I didn't actually stay where I booked. When I got to the hotel I was told that there weren't any open rooms despite my reservation. They took me to another one of their hotels and while they did give me some money back, it was a really weird situation. I had to walk to the new hotel, even though I had paid to be dropped off at my original hotel. I think they should have at least driven me to the new place as opposed to walking with all my bags. Mostly I think they should have let me know beforehand. My rating is for the other place they put me in, which maybe is not as good as the original place, but I don't really know since I had to stay at the other place.

Great hotel, great location
We stayed one night at the hotel before heading back home. The location is very central, right by the beach. The decor was very trendy and chic, although you could see a bit of wear and tear here and there but nothing dramatic! The room was HUGE we stayed there with our 3 children and they had enough room to play!!! Bigger than the condo we had rented beforehand. We will definetly rent there again!

The staff was great! The room was nice, we had a one bedroom apt. The pullout sofa bed was dirty and very uncomfortable, Mattress was very thin and had springs sticking out. The bathroom could use more towel hooks. We were on the first floor facing the street, we had two children and the noise from the clubs, alarms from cars etc. was very loud. I will definitely request a room in the back next time. I also has a few people say they tried to call , but I NEVER RECEIVED ANY MESSAGES

Everything was great. Would be nice if the rooms towards the street were a little more insulated as we could hear music from the bars down the street. Music seemed esp loud 11-2:30 am and finally stopped at 4am. Otherwise the hotel was comfortable, has great service and a nice (small) pool on the roof with a great view. Hotel Is a block away from the beach and within 1-2 blocks of all the shops and restaurants.

Price was reasonable for the accomodation- no water one morning, but it was fixed same day- missed having a reception area/lobby/or any seating to relax or hang out while waiting for shuttles or tour transportation or friends- had to sit on the front steps- pool was size of an extra large hottub. No actual reception office but the staff sitting at a chair and table were pleasant and friendly. Noise was a small issue for one of the bedrooms and not at all for the other- so we apprectiate the suggestion to get a room away from street side from a previous review. If on a budget, this is a good choice.

Second time staying here, it is basically condos but not privately owned. Had full kitchen, nice living room with plenty of room and a great bedroom with balcony. So much cheaper then a condo with all the amenities.

Perfect and Convenient!
We booked this apartment at the last minute and were thrilled with everything! The place was very clean and modern. The bed was comfy. We booked it because we used to live in Playa and wanted to have our friends over one evening for drinks and snacks. It was perfect for that. We are very familiar with the nightlife on 12th street and have been known to close the clubs down around 5am so we knew being so close, if we were not out in the party we would for sure hear it. I always bring ear plugs so this was not an issue on the one night we went to bed early. These are apartments so there are some actual residents living there so the rules about no guests after a certain time are fair. We did have those tiny ants in the kitchen and found a few in the bathroom but that is not uncommon and they are harmless. Just don't leave food out! My only issue was that when I went to use the hair dryer, it had a European plug on it and was burned so it was unusable even with an adapter. When I called reception to see about a replacement she was unable to assist. That was annoying since I had already washed my hair but I just knocked on neighbors doors and found someone who let me borrow theirs. The staff was friendly every time we spoke with them. I would definitely stay there again. It is super convenient to everything we like to do.

The hotel felt a little cold. There was lots of space. The rooftop pool view was amazing, but the pool itself was tiny, and there was no bar or anywhere to buy drinks at the hotel. Not too much noise from the clubs, but lots from other hotel guests.

The title of review says it all. Won't be back. This is the kind of place where it very obvious that the owner/investors care only about their pockets and not their guest. Our should I say 'profit source" not guest. Never feel the attiontion to small and big details. Kitchen lack basic eithtials like coffee pot, and more. Privatecy shades that work. And the list goes on. The turth is, you get what you pay for. They were running a special price and it was just a place to sleep. To bad, it's in a good location.

I recommend it.
We had to look for it the first time there. It had parking for small cars. The staff were good and answered our questions. Room was nice with kitchen. We were able to go easily to the beach and back and also to the pedestrian mall, 5th Avenue. The Mega store for groceries was a bit farther, but also walkable. The drain in the bathroom sink was broken when we got there, but was repaired soon after we mentioned it.

Excellent. Great value with modern apartment, two bedrooms, three flat screen TV's, air conditioner outlet in each room and full kitchen- all looks new. Only downside- most rooms are inside with no view, but furnishings make up for it. Balcony is only available with"suite" in front or back. Location is easy access to beach and stores. Much better than most Cozumel hotels. Just the right price.

love this location and the hotel was beautiful, they upgraded me to a 2 bdrm 2 bath instead of a 1 bdr 1 bath without any extra costs. Only downside was a visitor rule where you could not have anyone over past 10 pm otherwise they had to pay a $30 "stay over" fee... Just a heads up for those planning to share a room with friends!

Pros - Clean hotel/studio - The fridge, and utensils provided were enough for family of 4-6 (for us 4) to make breakfast before heading out. - Near to 5th Avenue/shopping/restaurants - near to beach, so, we could come back in the afternoon, take rest ( especially good for families of younger kids), and go back to beach in the evening or to shopping. - safe - TV in all bedrooms, master and kids and in kitchen - Fans, and AC for all rooms. Cons - The location is very near to 5th ave clubs. So you hear the music going on in the night. (we were so tired, that me and my kids did not have any issues in the night). - The construction of hotel is such that there is no wind inside the room. We were at the back side of building. so, drying clothes was issue.

This property is excellent. New contemporary building. Staff friendly and helpful. The big problem is the unbearable noise from the nearby clubs making it nearly impossible to sleep. I am usually tolerant of nose but this is unbelievable. Goes to 4 AM every night. Hard to believe the City permits this. Close to beach and bars, restaurants.

Check in smooth, no problems. We got upgraded to a penthouse room as we requested a balcony. The staff were very accommodating. The maid service was as advertised. The apartment was very large and comfortable.

The room is really spacious as expected, and there are almost everything provided to feel like being at home. But the bathroom design could be better, and biggest downside for us was that people can see everything inside living room and bed room through the window screen if they walk outside of the windows. The room we got was not noisy at night at all, and staff were friendly.

A very noise hostel
Impossible to sleep due to the club next to it (the walls vibrates with the loud music that last until 6 AM). To make things worst the other guests are wild 'people' that shout all night, smoke IN the lift, etc. the hotel staff seems to encourage this behaviour and cleaning only on the third day. Terrible experience although the room was very nice and well equipped. Real shame.

Great space - lots of room in a 2 bedroom apartment (nice kitchen, spacious rooms, etc.). Good for walking to the public beach and surrounding area - however, very close to nightlife and was very loud at night. We had a front facing room and we were told to ask for the back next time (not sure how much this would help). Also, didn't have water on our second day (unsure how often that happens!). Luckily, we only stayed 1 night.

The hotel was modern, clean, and comfortable. It was located just a block from a strip of great bars, clubs, and restaurants. The staff was extremely courteous and helpful. Only reason that it didn't get 5 stars were a couple of unsightly fixtures e.g. Exposed plaster, uncalked shower head. Minor but worth noting. I'd highly recommend staying here.
