We stayed for a night on our way to xel ha. What a cool hotel right in the action of 5th avenue. Loved the vegetation including a large tree growing in the middle! They upgraded one of our rooms to one with a balcony where all 6 of us could sit and enjoy the outside. Staff was very helpful in carrying our bags to the 3rd floor and giving us a recommendation for a great restaurant. The rooms were clean and beds a but hard but comfortable. Some minor noise but nothing we couldn't sleep through. Loved the charming Mexican decor. Will absolutely stay there again. Slight trouble finding a place to park but otherwise an excellent time!! Starbucks right across the street was a plus.

Location: Too far away from the main action on 5th Avenue, better deals elsewhere
On face appearance, the hotel appears to be in a great looking condition. But beware of what lies beneath the walls! Perhaps we had a bad run of luck but when we arrived there was no hot water and the jacuzzi was not working. Things got worse from there with the Luciano Bar next door pumping music to all hours of the night so we didn't get much sleep. The next night the Air Conditioning stopped working in our room and when reported late that evening as we were out all day, there was very little that could be done while we went out to dinner. To the hotel's credit, the hotel owner stayed at the hotel and waited for us to return from dinner and drinks at 1.15am, explained that there was nothing he could do about the air conditioning until the next day and offered to move us to another hotel at his own cost. We decided to take his alternative offer to use a fan for the night and the next day he gave us a full refund for one of the three nights of our stay. Fair play to him but next time I think I would prefer to stay somewhere else, particularly as the location is a fair way away from the main bus station and most attractions.

Pros: Location and a very nice Italian restaurant located in same space.
Cons: The garden level rooms.
Location: Located on 5th Avenue close to the new developed area you are a stones throw away from fun bars, good restaurants and short walk to the beach.
Great location, super friendly staff and spacious rooms with good lighting.

Lovely small hotel towards the north end of 5th Ave. Rooms and service excellent but street front rooms noisy. Beach towels and half price concession on nearby beach club are complimentary. Would definitely stay here again as it was very good value overall.

I loved this hotel from the moment I went in. The staff was super friendly including the manager. They were always attentive to my requests and suggestions. I will definitely come back.

Pros: Location, the style and ambience of the hotel.
Cons: The bathroom floor is made of tile & it needs to be cleaned. Each time I walked on it, my feet would get dirty. I requested it to be cleaned (sigh).
Location: Great location, I walked everywhere and the area has great restaurants. It's in the heart of everything and the beach is 2 blocks right by Mamitas.
My overall experience was good. What I enjoyed was the customer service and helpfulness, especially from Lillian. I originally booked three nights at the this boutique hotel and ended up extended it three more nights. So I stayed here for a total of six nights. One thing to note is the noise level in the area. It's not so much the hotel as it is small with only 20 rooms, rather the location. However, this is to be expected because it is Playa Del Carmen. So if you're an early bird, you might want to stay anywhere near 5th avenue. If you're somewhat of a night owl like me, then please know that the live music stops at 2:00 a.m. sometimes earlier if it's a day like Sunday. In addition, there was a problem with the wireless Internet on my floor, but it was resolved. They had someone to come out and fix it. Again, Lillian went over and beyond.
