Nice hotel and breakfast for short stay, very close to the Trevi, Spanish steps, Colosseum. I would stay here on my next visit.

Recommend to those who go to b&bs but wouldn't necessarily go again. Good location, nice manager, good breakfast but what's bad is the owner of the building leaves at 6pm and there's no security.

Location: Quirinal Hill about three blocks east of Trevi Fountain. Lots of restaurants and shopping nearby. Perfect location for exploring Rome.
Residenza Ki is a nice B & B with a terrific location---everyplace in central Rome is within walking distance, and the Barberini metro station is only a few blocks away if you don't necessarily want to walk. The street is quiet with no noticeable street noise at night. Our room and the common areas were clean and the staff was outstanding. Breakfast was cappuccino and pastry, basically...but it was good and saved us a few bucks for sure. We got the quadruple room which was tight---they moved the dressers out to fit in the two single beds---but I didn't go to Rome to hang out in my room. The air conditioning worked, the tiny little european shower got hot, the beds were comfortable and the wi-fi worked. There is no elevator, so if you have trouble with steps you shouldn't consider Residenza Ki (or any other B & B---none of those old buildings have elevators). I have to stress that the people who run Residenza Ki were top notch. They speak English well, arranged our transfer to/from the airport, and stored our baggage before check-in so that we could begin exploring the city upon our morning arrival. If you are looking for a lower cost alternative to your stay in Rome, and aren't too fussy about everything being a five star experience, then Residenza Ki is for you.

Location: Walking distance to Trevi Fountain, Roman Forum, Colosseum, Pantheon and the Roma Termini train station.
The rooms in Residenza Ki are nothing to brag about but they're clean and comfortable. They all have air conditioning units which work very well - a luxury which is not to be underestimated in the summer. The hotel puts on a nice breakfast that is included in the room price. Residenza Ki's biggest asset is its location. Its just steps from the Trevi Fountain and less than a mile from the Roman Forum and Colosseum. Its also an easy walk to the train station. With the exception of going to and from the airport, I didn't take a taxi to anywhere in Rome because everything was within walking distance from the hotel.

Cons: An elevator will be good.
The hotel is just a short walk away from Barberini station ( to the right) and Fontana de Trevi ( to the left). Great location and the staff was excellent. Breakfast was good except the eggs. Cons: No lift/elevator meaning you will have to drag your suit case up the stairs up to the third floor.

Pros: Excellent customer service and a comfortable stay.
I spent 4 days at the Residenza Ki and was really impressed by the staff's personal, genuine customer service. I asked if the rooms had a coffee maker as I knew I would be leaving fairly early a few days and the lady at the desk got me a tea maker as well as an entire tray of breakfast food for my children so we would have breakfast before we left. Then, as we were leaving, we were greeted by her in the lobby/dining area because she came to work early that morning so we would have croissants as well. This was excellent customer service that can only be delivered by a small hotel owner who genuinely cares about the hotel as well as its guests. The hotel was plenty comfortable - its small, as one should expect with a bed and breakfast. The shower, as with all European showers, was tiny compared to American standards, but the air conditioning was cold, the location was good and the customer service made this an easy recommendation. Easy walk to the Trevi Fountain, Pantheon, the Colosseum (and therefore the Roman Forum, etc). Around the corner from the Barberini metro and a taxi stand.

After getting our initial disappointing room without any daylight and with just windows opening to the marble stairs which were used by all the noisy residents of the whole building, we moved into a better one with daylight and a bit more space. The location of this guesthouse is the upside and we enjoyed the small changes in the breakfast.

We chose the hotel for it's location, and the fact that we needed two rooms with 7 people total. The rooms were adequate, and the location is great. We were only there one night, but the staff was very friendly and helpful.
