Definitely no more than 2 stars at best. Room was huge but bathroom so narrow that knees touched the wall when using the toilet. Shower was beyond tiny and shower head had to be hand held as the bar for it was broken. Check in person was rude. Tried to tell us we might have to switch rooms as someone “important” was wanting to stay. The room was decently clean but we would not stay again

The internet didn’t work in the rooms and the staff couldn’t solve this problem for us, the staff was amazing but the room didn’t have many amenities like shampoo for example and the breakfast wasn’t to good.

Modern Room
The street the hotel is located on is a bit sketchy. It seems they have converted a personal apartment into a hotel. The remodel is very nice. Up three flights of stairs and then you arrive. Only 3 rooms for rent.

The room was nice and ample, and quiet; for breakfast they had a generous selection. Rushel was very nice . One observation, the bathroom worked well but was quite tight.

Horrible service
We arrived at the place at 11:30pm with 4•c. And waited out side for 35-45 min to somebody open the door. Next day at 8:45am the owner of the place knocked the door to tell us that we need to leave in 10-20 min because the check out is at 9am. With out say good morning or offer any bkf. The name of the place is “B&B”. Anyway It is not recommended!!!!

I was waiting for your comment: 1 was a last minute booking made at 23.30 pm so in the absence of a lobby that works 24h I had to get organized in 10 minutes. 2 the breakfast you asked for in room frala is the girl gave you a basket. 3 check-out is at 10 am for everyone and it was 9.30 am you were still sleeping. 4 for what you paid, you should thank me, if I were you I would understand the work that was done to make your arrival as fast as possible. I'll give you a 2 or rather I would recommend hostels so you understand many things.

Nice B & B
If you arrive late night, it's better if you take a taxi or Uber to the property. It is close from the Roma Termini, but the area at night time is kinda scary for us. (we travel with our daughter). You have to call a phone number that they provide outside the door by the bell(if you arrive late night). The owner, Pepe is great. He served us breakfast every morning. Good breakfast to start the day with. The room is spacious and nice shower. We enjoyed staying there.

We really enjoyed our one night stay at Patti's b&b. It was comfortable (although very thin pillows, could have used extra pillows), very modern and clean and had everything we needed. The location is great too. We really enjoyed the breakfast as well. We would stay here again and would recommend it to others.

We only needed one night in Rome before out flight out of the country. So we booked this room from Florence the night before our stay. We made it to La Casa di Patty around 17:00. It was in a rather sketchy neighborhood,and there was a little note on the outside door instructing us to call. I guess she assumed all tourists get phone service when they come to Italy? Thankfully a stranger was coming out of the building and we slipped in and went up to the right floor. Nobody was there to let us in and we couldn't connect to wifi. After a while I realized I had my work phone with international roaming capability. That's the only thing that allowed us to contact the owner. She sent some worker to come let us in. The lady was nice but didn't seem to really know all the details about the place and gave up on helping us get airport transportation for the following morning. Later that night I found the owner had emailed me in the morning to say that normal check-in is from 9-13:00. That info was not on the Expedia page! If we had known that ahead of time, we wouldn't have stayed here. We didn't see any other guests or staff during our one-night stay.

I'm sorry about the happened, but we complain because the bathroom has two showers, it was important that first saw the photos that were dellla room booking! Given your check out early I prepared breakfast to take away, and yet you have not been well this my service, sometimes book the hotel instead of the B & B.

There is no elevator or lift to reach this room, and it is located on the second floor of the apartment building. We found the room to be in excellent condition when we first checked-in. It has a clean, modern design, with all the necessary amenities for your stay (i.e., TV, desk with chair, and small wardrobe). The room is also equipped with an air conditioner, which is perfect for hot Roman days. The bathroom is just as wonderful, but the shower feels quite small and tight. Patty puts on an amazing spread for breakfast in the morning, with a variety of food and beverages to suit any tastes.

5-minute walk to Rome Termini train station
The location is great since it is so close to Rome Termini train station. The check-in and check-out procedures were very efficient, and the hosts were super-friendly when they arrived in the morning to make breakfast, giving us lots of helpful advice about what to see in Rome, as well as the best public transportation routes. Unfortunately, our room (Room 2, a double) was facing the main street, which was very noisy because of the streetcars/trams and trucks passing by from early morning to late night. Based on the location of their doors, I imagine that Room 1 and Room 3 would be quieter.

Overall good but ...
The staff work from 8am to 1pm. It's inconvenient if travellers check in and out and ask them questions at other time slots though they may make arrangements on request about when they offer service. They are nice and helpful indeed.

The innkeeper was great. Very helpful and even fixed us up with a breakfast to go on out departure day. The room was nice and clean. We would stay there again.

Rome Oct 2015 A Quick Peek
Patty met us as arranged by email. She kindly carried a heavy suitcase upstairs to the flat. No elevator is noted as this could be problematic for some. She graciously welcomed us with Capuccino and gave us a goody box for our early am departure as we departed before breakfast. The room is lovely, tasteful, and impeccable. What a marvelous shower..Patty designed everything with comfort in mind. We used the reasonable (E3.50)airport shuttle at Termini..simple & safe. This location works well if you are using Termini in any direction & don't mind walking. However,if you plan to depart Termini very early be sure you know where your track is..can be confusing in the dark!! Also, if you have mobility problems use a cab to and from this flat. We recommend the Hop Off Hop On Bus for a good over view of Rome if your visit is brief. It stops near Santa Maria Maggigore.

Hotel close to the Termini
Hotel is clean and good. But, it's too noisy! We can hear the tramway and the car from the window. It you are not sensitive to sound, it's a good choice. In fact, the hotel is close to metro, the train station and all the bus stops.

Close to attractions and transportation
Firstly our flight had been delayed for seven hours and the airline lost our baggage, we were very frustrated by this and therefore we called the hotel beforehand in to let them know that we were going to check in late. The hotel staff specifically Patty was very helpful in contacting the airline and receiving our lost baggage, and she had no problem checking us in late.

Patrizia & Guiseppe are the best hosts!
Good location between Termini, Colosseum and other areas in Rome. Yes it may look a little "sketchy" area but it was safe and going back to Casa di Patty was always a plus. Room was clean, breakfast was amazing every morning and truly enjoyable talking to Pepe and Patrizia :) - We wished we would have had one more night! Grazie Mile!

Clean Hotel, but Be Warned about the Neighborhood
Once you're inside, you can feel all the comfort of the hotel. By far clean, comfortable, friendly, and a great breakfast. However, once you're outside, you have to face one of the dirtiest faces of Rome. I am still haunted by the filthy, litter-filled streets of the neighborhood. I feel quite saddened by the negligence on the part of the municipal government of Rome.

Really like the hotel and the owner. The room looked new and was very clean. The owner, Ms Patty, and her staff were very nice and friendly. The breakfast was excellent. For the price we paid, it was way beyond our expectations. The hotel was the best B&B we have stayed in Europe.

Such a lovely hostess!! When she emails you for a check in time it is because she is coming in especially for your check in! Excellent breakfast spread. Close to main station (Termini) and closer to vittoria emmanuele which takes you to the Vatican/St Peters square/Basilica. Highly recommended. 5 minute walk to brilliant local trattorias with delicious local food.

Nice place to stay during Rome sightseeing.
Very nice place to stay in Rome for several days. Friendly staff, perfect location (near Termini Station). A little bit noisy (a heavy load road is behind the windows).

Lovely stay in Rome
We arrived in Rome for a 4 day stay, & walked from Termini to Casa Di Patty, a 5-minute walk if you don't get lost. Tip - Via Farini is the start of Via Napoleone! Patrizzia wasn't there to greet us, but a lady from the hostel next door was, and she showed us the basics of the building. Patricia and Pepe both made sure to introduce themselves next morning, and ensure we had been met and were happy. The room was lovely, exactly as per pictures. Breakfast was absolutely fine, coffee, pastries, fruit, yoghurt, toast. The breakfast room is just gorgeous. Patrizzia and Pepe were so helpful, not great English, but at pains to make sure we knew where we were going and how to get around. We really enjoyed our stay here. Good wifi too :)

Ideal bed and breakfast
Very welcoming staff with helpful information on sights to see in Rome given as soon as we arrived. The bed was comfortable and very clean. The bed and breakfast itself is located in an apartment building giving you the feeling of living in Rome. We were able to easily walk from the hotel to all major sights of Rome including the Vatican. Highly recommend!

New, modern and clean and spacious by European standards. The included breakfast is enough to get you started for the day. Having access to drinks at any time is a nice touch. And when we had to leave before breakfast was served they provided us with a tray the night before of items we could eat. Would stay there again.

Overall, a great place to stay for our one night. The neighborhood is a bit grittier being near the Colosseum and I believe the University - it's an odd stretch of stores that lead up to the place. However, the room was plenty dark at night and the a/c worked great. My wife said the blow dryer was not that great, but for one use it was fine. The bed was comfortable. The only hangup we had was that since the hotel was on a major street with the tram and buses going back and forth all night, there is a bit of noise that can creep in and depending on your ability to tune that out, it can be a little annoying. Otherwise, I would recommend this place to anyone looking to stay near Termini and the hostess gave us an incredible restaurant recommendation that we loved.

Great hotel
Patrizia was very nice and helpful. She was very informative and gave us really great restaurant suggestions. Patrizia had snacks, juice and water available at all time. Breakfast was very good also. The only down was the wifi service. Overall, great place to stay.
