Pros: Breakfast, free wifi, bathroom extras, nightly wine and cheese downstairs, prime location, friendly staff, felt homey
Cons: I recommend requesting a room AWAY from the entrance/lobby. I could hear people checking in at night at the front desk while I tried to sleep.
Location: Great location! Nearby:Tony's Pizza (highly recommended), park, yoga studio, Muni bus lines, Coit Tower, can walk to China town, etc.
I went to San Francisco for a business trip and most hotels were booked or too expensive except Washington Sq. Inn. I immediately felt comfortable and the staff are super friendly, helpful and nice. It is in a prime location with restaurants, bars and shops within walking distance. Breakfast is included and you place your order in the evening...I recommend the oatmeal, it's good! My room was small but I honestly didn't mind - what more do you need besides a bed and bathroom? In addition to shampoo/conditioner, they provide other little extras: sewing kit, shower cap, tons of Q-tips, cotton balls, makeup remover wipes, etc. I highly recommend this place. I will definitely go back next time I'm in SF!

Cute boutique hotel in North Beach

Location: North Beach, Italian eateries, Coit Tower
Nicely renovated boutique hotel, close to Coit Tower and all of the wonderful North Beach (Italian) eateries. My room was tiny ... so tiny that there wasn't really room for two of us to have our suitcases open at the same time, but the room was nicely decorated and the bed was pretty comfy. My room opened out to the street, so I had a fair amount of street noise (I sleep with my window open). Luckily, the hotel provides ear plugs! In all fairness, it's hard to find a hotel in a big city that DOESN'T have street noise. Breakfast is simple but they make every effort to make it feel fancy. You place your order the night before and they serve you at the big elegant table in their living room.

wonderful hotel in the middle of North Beach

Pros: lovely small room with window that opened, comfy bed, lovely furnishings throughout the hotel. staff was very accommodating to requests.
Cons: not a thing for me!
Location: North Beach is strongly Italian in feel and food choices, although it borders Chinatown, so there are also many excellent Asian restaurants nearby.
So elegant, beautiful, like home with fireplace in the lobby, lovely old wood in the antique table and chairs, leather sofa in front of the fireplace, many newspapers and wonderful recommendations for dinner in the hard-to-make-a-choice excellent establishments within a short walk.

San Francisco Bed & Breakfast

Pros: People, location, & breakfast & happy hour.
Cons: Bathroom & room size
Rooms were distractingly small. Bathroom sink was small with no place adequate for toiletries etc. Toilet backed up and overflowed which must happen frequently since there is a plunger sitting next to it. I have never been in a hotel with a plunger at the ready ! Room was extremely hot with heat off & windows had no screens when opened. Very expensive. On the plus side everyone was very pleasant & proprieter gave us a slightly larger room at no additional expense. Complimetary breakfast was lovely.

This place really had a special charm and personal touch about it. Absoulutely loved the drinkies at 5pm, this gave us a chance to relax after a busy day of sightseeing and chat to other guests. Also the continental breakfast out at the dining table with the lovely china in the mornings was just so welcoming. We would certainly recommend and would love to go back to stay there. Wonderful location so handy to everywhere.

Walking distance to so many places. Great hotel staff. Our room was very small. Would get a bigger room next time. But, the price was great for the area. Nice Happy Hour each night with a chance to visit with the other visitors.
