Villas De Palermo is an exceptional resort by any and every standard. The Villas are located on the edge of San Juan Del Sur on the side of a mountain about 1 mile from the Pacific Ocean. This seems far, but it works to your advantage, as the privacy is much needed during the late hours of night when the town hardly sleeps. Palermo does offer a shuttle to and from the beach each hour, however it only runs until 6p.m so a rental car or motorcycle is convenient. The Villas are beautiful, clean, and modestly decorated. Oh, and they're huge. It was only myself and my girlfriend to share our 2 story, 2 bedroom, 2 bathroom, 2 patio, family room, and full kitchen accommodation. Management at Villas De Palermo is a very helpful and professional group of people. Arlen and Celina were great in making sure the front gate was ready for our arrival at midnight. We basically showed up blindfolded, not sure what to expect. Our shuttle driver was lead into the property by a security guard on a dirt bike. When we got to our villa number 40 and he showed us around before handing over the keys, we were dumbfounded. The villas are beautiful. And, as it turned out, are not the only thing this establishment has to offer. The on-site restaurant/bar is excellent for both breakfast and dinner. The morning waitress is a very pleasant and attentive server with a warm smile. At night, the dining/bar area is managed by Francisco, a very nice man.

Pros: Loved the Villas. Great size, a lil bit of an uphill walk, but most people could use that when on vacation.
Location: A bit of distance from the beaches, but I was aware of that before I booked.
It was well run and an excellent time. The menu was a lil limited, but overall the food was ok to very good. I would return.

A great place to stay outside of San Juan del Sur

Although the property is outside the village of San Juan del Sur, this is probably preferable as this property was much better than anything I saw in the town. It is quiet, clean and close enough to town if you need to go . Also great if you are staying with friends or family. The villa easily sleeps four. Great air conditioning which is a must.

We enjoy the ocean view and breezes and don't miss the blowing dust in town! Our resort is located about one mile from the town and beach overlooking the harbor, so we offer free transportation on the hour during daylight hours to make it easy to visit restaurants and shops in the center of San Juan del Sur. We'll arrange a taxi if you want to party in-town during the evenings, but we prefer to listen to birds and monkeys in the mornings, and stay away from the pounding bass of the all-night discos in town. Beautiful place, great food, awful service

My boyfriend and I recently visited Palermo for our one week vacation. It started out terribly because we had arranged for a shared van transport through the hotel, however they forgot to pick us up! After paying a cab driver to allow us to call them we waited for two hours and were told that there was a problem with the shuttle and a ride would be there soon. Our ride was an unmarked jeep driven by someone who was not affiliated with the hotel and was not a taxi. We rode nervously for two hours with this stranger. We were then charged $126 for this transportation (much more than the $65 rate stated on the website). When I confronted Max at the front desk about this he told me that I was lying about having sent the email (that he replied to) requesting transportation. Emails to resolve this have gone ignored. After arriving we had a nice time. The rooms are beautiful and well maintained. The food at the restaurant was excellent and reasonably priced. The shuttle into town is very convenient, however if we return to Nicaragua we would probably stay at Pelican Eyes due to its proximity to town. We took advantage of some of the excursions such as horseback riding, spa treatments, and the "catamaran." We were surprised to find that the catamaran was not a catamaran at all, but a sail boat. Regardless, it was fun. We were charged $25 more than the advertised price for the spa treatments as well. We would visit Nicaragua again, but probably not this hotel.

Sorry to hear of your difficulties with hotel transportation and staff. I request that another guest with any of these issues please ask for the resident hotel manager immediately. We are the largest employer in San Juan del Sur, but the country is just starting "hospitality services training" programs. We agree that our on-site training takes longer than we would like and that everyone is learning more about customer service everyday. On a more positive note, the local surf is fantastic and the jungle wildlife exciting. I like to be awakened by the sound of howler monkeys in the trees outside our community. I hope you continue to explore Central America!

Cons: No phone, lack of hot water.
Location: You need a car to stay at this location. It is too far from the city center.
Did not have power when I arrived. Manager gave me a 30% discount for the first night. No phones in the room to call the front desk. Could not order room service unless you had a cell phone. Price was great for the qualitly of the facility. Did not have hot water half the time I was there.

Nicaragua is a country that is still developing the telephone, water and power infrastructure we take for granted in other countries. We do offer villas on our generator with telephones for a few dollars more per night, and encourage our guests to take advantage of this service. Our water is heated by electricity in each villa, so when Nicaragua's power grid is down and there is no power, there is also no hot water. Landline telephone service is not available to or within our resort, however, we do offer telephones for rent. Most guests use the free high-speed WIFI throughout the resort to communicate using skype or MagicJack. We also encourage guests to bring a Chromecast to stream movies using their Netflix accounts from home. Roomservice is available using email, since many guests prefer to communicate in English to be sure they receive exactly what they want. I hope you enjoy any future visits to San Juan del Sur. This is a beautiful country with wildlife and surf you may not find at home, but it is different!

We stayed in this hotel for one night on our way from Nicaragua back to Europe. We were picked up at the airport, and after a very short bus drive we arrived, checked in easily and got a beautiful and quiet room for the night. We did not have much time for breakfast next morning, but what we had was exellent. We will definately choose the same hotel another time

Perfect, except not in town

Amazing place, with great views. Unfortunately, it's not in town and that was a big negative for us. Almost like a resort in its remoteness (I hate resorts). But I have to recommend it based on it's beauty, spaciousness, and quality.

Our community is a ten minute ride in our free transportation to town and the beach. We agree we are not on the beach and hope that the photos on our various websites did not give you that impression. We are just far enough away from the dusty streets and all-night discos of San Juan del Sur that our guests can sleep soundly! We prefer the parrots squawking and monkeys howling in the jungle outside our villas over the drone of motorcycles and boom boxes. Families with small children especially appreciate our gated community with 24 hour security where everyone can walk between their villa, the pool and restaurant without concerns about the strangers they meet. This is not the ambiance everyone chooses, but it is certainly what I prefer as a resident here about half the year. I like going into town and to the surf beaches - but I like coming home and walking to the pool and restaurant without looking over my shoulder.

It's nowhere near the beach...

I relied upon the google map for the location of this hotel to ensure it was right on the beach. When I arrived it was, unfortunately, about a mile to the beach...a mile on access roads without sidewalks. So, I walked in...cancelled...walked out. Even the hotel marketing Director (who was VERY nice - thank you so much Sharon) shared that the google mapping is pretty 'off'. There was no trouble obtaining a full refund (took just 2 calls to Hotel.com toll-free), so just be warned. Generally, if you want a hill top resort destination, this might be for you...it looked VERY clean, had a beautiful pool and outdoor restaurant. They do have a shuttle that runs guests down to town, but I didn't want to deal with shuttles...I wanted to walk out the front door and right into the sand. One additional thought about this general destination (San Juan del Sur)...it's a rough place. We had unseasonably bad weather with high winds that resulted in steady, but short, black outs throughout the night. It's not a paradise...and I won't be going back to it.

You did arrive during a week where the dusty streets and sandy beach in San Juan del Sur deposited grit into everything down by the beach. I understand that you were not looking for a resort overlooking the bay, but that is what we are! No blowing grit, no all-night discos, not too much local color - just monkeys in the trees and parrots squawking overhead. Not for everyone - but is it my choice of where to stay when I am in town.
