Wonderful location on beach minutes from downtown

Too noisy, no privacy in room, no air conditioning

Pros: Location.
Cons: Privacy of the bathrooms and rooms in general.
Location: Close to Stearn's Wharf, downtown, beaches.
Usually the location will surpass any unwanted extras. Not in this case. The windows to the bathrooms exposed the bathrooms to the parking lot and walkways. No privacy. The noise level was excessive and without having air conditioning you were not able to shut the windows without being extremely warm. Rooms did not have a cozy feel to them at all. All in all, very disappointing. Would not return.

No sound-proofing between floors!

Pros: Great location, very cozy, right across from the beach
Cons: Sound proofing between floors
Location: Great area to walk along the beach, bicycle along the strand, ease access to parks, freeway, downtown, etc.
We had a wonderful room on the ground floor with a king size bed and sitting room adjacent to the park. Unfortunately as an older hotel there is no soundproofing between floors. Consequently we heard every movement our upstairs neighbors made when they rolled in at 1 AM! There were three large men staying in the room and it honestly sounded like they were remodeling the room, re-configuring the furniture or driving cattle! This happened our first two nights and each night it went on for at least 45 minutes. I called the front desk both nights and asked if they would call the guest and ask them quiet down. By the third night we thought that they'd gotten the message. But no, at 4 AM the remodeling started again, but this time they were packing and getting ready to leave. Never again on the ground floor! Lesson learned!

Great Location On Beach

Pros: Hotel had character and pool area was relaxing. Had decent continental breakfast as well. The location and grounds with courtyards are very nice.
Cons: The hotel has some deferred maintenance that could be taken care.
Location: Great location across from Sterns Harbor and quick walk to the Funk Zone and short distance from State street. Beach right across the street
Older hotel in great location across from Sterns Harbor. Appears that the hotel may have recently changed ownership. Hotel has some deferred maintenance but has character with its multiple buildings and nice courtyards. Room I had had partial ocean view and had nice lounge area with couches on deck. Happen to probably be the hottest weekend on records and the rooms do not have air conditioning so it was nice to be able to sit out on the couches at night. Room was large and bed comfortable. Enjoyed the pool by ocean with cabana to keep out early afternoon sun. Would consider coming back.

Does not honor Expedia advertised room.

I did not get the room the Milo advertised on Expedia. I had to shell out another $50 and still did not get the room I booked. Not pleased at all. Very uncooperative.

High cost - low return

Pros: Location.
The hotel advertised a rate of $265 and Expedia charged us $501. So much for the lowest rates! The hotel room was very small without Air-conditioning and the bathroom was tiny. For $500 I expect so much more. A great disappointment.

The hotel locates just opposite the beach. And it's very near to the harbor as well. The staff was very nice, and the whole building is beautiful. The breakfast was fresh. Kid loves the lawn outside the room. I felt luck to get the first floor room, otherwise the stroller would be a big problem. The room is clean in general. There is no AC, by the time we went there it didn't cause any problem cause the whether was cooler. You don't have to pay the $18 parking fee, if you can find the free spot on the street.

We enjoy State St & the pier and it's right there too. Nice staff! Good breakfast. Parking is limited and you pay extra for it, but other than that, we will go back. Had a great visit!
