One of the best hidden gem on the island. If you have rental car and enjoy to stay away form crowded area. The room is open to the sea ,exactly like the picture . The staff is very nice as traditional Greece people , and the breakfast is top notch.

Wow, just wow! This place is what dreams are made of. It's not a luxury hotel you pay an arm and a leg for, but it's location, friendly staff and scenery our worth every penny. I would come back here in a heart beat and recommend it to anyone looking to stay in a quiet yet beautiful location within walking distance to restaurants and a few shops.

We had a wonderful stay. Everything was perfect and the arrangement of our transfers to/from the ferry and airport were appreciated. We also enjoyed the daily breakfast. It was our first time to Santorini and we were very pleased to learn that we picked the best area of the island to stay. Quiet and peaceful, yet conveniently located to everything and an amazing view.

Friendly staff, good breakfast. Convenient to Acrotiri old town. Room very spacious but sparsely furnished; very little storage. Small sink and fridge but no cooking facility and very few implements. North facing so little sun on room balconies but good balance sun and shade around pool. Limited menu at pool bar. Exposed to wind but glass screens around pool and restaurant. Very steep gradients and steps with no prior warning. Limited parking adjacent to site but very steep and narrow access. On road to Caldera beach (10 minute steep walk) with ok beach bar and dive school but no other facilities. Views fantastic from all rooms.

This property is spotless and incredibly friendly. We liked that it is located on the quiet side of town but still easy to access wine, food, and beaches. Amazing caldera views and sunsets!

The best! A gem in the cliffs.
It was our first time in Greece and we were treated like good friends here. Beautiful, clean, with an incredible view of the sea. This will always be our go to when returning to Santorini. If you want some quiet, beauty, and to be visited by some wonderful cats, this is your spot. Easy walking distance to great food and ATV/motorbike rentals, too. Our private balcony overlooking the sea was a huge bonus. We have been traveling to beautiful places since we left but nothing has compared to the Kokkinos.

Great stay if you want to avoid crowds
The room was big for my wife and I. We had a small kitchen and had a beautiful balcony. My mother in law and her friend stayed in the other room which was very spacious. We did have to share a bathroom, but we are respectful to each others space so we hardly felt that. I do see some concern of bathroom space for families of 4 sharing a bathroom. The hotel was friendly and brought us our luggage to the room and gave us information on buses that we could take. The bus stop is right next to the hotel. The town is very small but very close to the black, red beaches and near the archeological site. My mother in law loved their breakfast while I slept in with the door open to our beautiful view. We all loved the stay ! It was very clam and peaceful in the area. Not many tourist. But I do advice visiting Oia and Fira because they have beautiful places to see but are also way more expensive and way too many tourists.

Absolutely gorgeous views from the room. We spent hours on the deck just looking out over the water. Great restaurants 5 minute walk away, ATV rental place very close, and a very nice breakfast over looking the water each morning made this place the best spot for our vacation. The bus stop is meters away from the end of the driveway if you are looking to head into town, and for €2 it is perfect so you don’t have to look for parking. If you are looking to stay out of the city, this is the spot to be!

Other side of Santorini and just as perfect
Great place on the not so busy side of the Island, but the views are just spectacular. You have to stay in Kokkinos (Akrotiri) at least once in your visits to Santorini. You will not be dissapointed. We would come back for sure.

The place is wonderful. The location is about 40 mins from the iconic Oia in Santorini, but it all depends upon what you want to do while on the island. We have spent a day in Oia, and it was enough for us. This place gives you an amazing view of Caldera and tranquility. Very quite and beautiful. The owner is a very attentive, helpful and honest man. This place is close to different beaches. It is about 20 mins from Thira(Fira). It is not a fancy place, but rather relaxing and comfortable with a very good WIFI.

Beautiful views
Though it's a bit harder to access relative to staying at a hotel in Fira, the location of Kokkinos Villas in Akrotiri is perfect. Akrotiri is much less busier and crowded, and though it is pretty isolated, there were still enough restaurants and bars around to keep the hotel from feeling too remote. Breakfast in the hotel was good, with priceless views of the sea right from your table. The rooms were cozy and comfortable–very clean, with air conditioning in the rooms if you'd prefer to keep your doors closed.

Super clean, quiet area. The hotel helped us to rent a car which made it really convenient to get around, but the bus wasn't bad and located directly across the street. Price/quailty was fantastic and service above average.

Gorgeous views and great hotel overall!
Kokkinos Villas are a beautiful property to stay at. Great people and service, gorgeous views, and very good (free) breakfast. The Wifi is free and pretty good compared to many places in Greece. I would highly recommend this hotel accept in cases of mobility issues you may have. There are many stairs to climb each day, as is common for anything good in Santorini, and those with difficulty climbing stairs would find this hotel very difficult to navigate. That being said, Santorini would be a tough place to enjoy for anyone with mobility issues. Kokinnos is close to a bus line that is fairly convenient and they will arrange for a rental car or quad motorcycle (great fun and easy to drive). There are 4-5 good restaurants within a 10 minute walk. My suggestions for improvement would be to offer a well-functioning computer and printer for guests to use, and to consider fabric softener for towels if possible with water/sewer system on Santorini. Thanks for a great stay. I hope we can come again some time!

Great hotel with wonderful view
The hotel was excellent. It is in a quiet location with a great view of the Caldera. You can get everywhere easily with a car. We traveled around but others spent their day by the pool enjoying the view. The staff were great and the room was very roomy and well kept.

We stayed here for two nights and loved our stay. The hotel is right on the entrance to the Caldera beach, which is a rocky black sand beach, and the view from our room was great. Staying at this end of the island had less tourists and we were really close to the ancient city ruins. The staff recommended sunset at the lighthouse and it was amazing. It's a climb from your room to the parking area, as the hotel is perched on the cliff, but worth it. The pool overlooking the Caldera was very nice too.

Amazing views of the Caldera
We thoroughly enjoyed our stay at Kokkinos Villas. The view from our patio was absolutely breathtaking, every single day. Kokkinos Villas is right next to a bus stop, a super market, and the small town of Akrotiri. We could also walk to the Akrotiri ruins from there. The staff was extremely helpful and professional, answering all of our questions thoroughly, pointing us in the right direction, and arranging our transportation back to the port. Breakfast was very fresh and delicious every morning. Only downside was that internet was somewhat inconsistent and spotty.
