Like a warzone only worse.
Nice enough hotel located in the worlds biggest building site, highlight of my stay here was just trying to get in the place my two options were wading through muddy water or climbing over mountain's of rubble and rotting garbage, nice pool friendly no open bar or restaurant though. Room was clean and comfortable could have done with a lick of paint though but the whole place will probably be demolished soon anyway to make way for another bloody Chinese casino. Cannot say I enjoyed my stay in Sihanoukville much just best just avoid the place it's a dump.

Strongly recommend that you do not stay here
Difficult to find the place behind piles of rock and dirt -- apparently this area is one massive construction zone. When I did finally cross a muddy ditch to get to reception, the atrium of the hotel and the reception was filled with diesel exhaust and dust (from the road). I arrived very late (11pm) and was happy at least to find some at registration to check me in. Note that the staff never provided me Wifi password. Once in my room, all I wanted was a shower. However, the shower head and heater apperatus did not work and I had to squat to get under the faucet (about 3ft off the ground) to take a cold "bath" by splashing myself. This was fine, but once off to bed, the construction outside continued throughout the entire night. I was awoken at 730am when my room became hot -- the power had gone out and would not come back on. Even though my ferry was not for 3 hours I checked out because it was cooler outside the hotel than in my room. When I checked out, the staff embarrassingly made me wait while they checked to "make sure your room okay." Also, note that the place is very, very dated. Completely miserable experience for me. Wish I had taken photos, it's worse than I'm describing.

What a waste
In the past, I have stayed at this hotel but it has become rundown, dirty, and WAY over price. The city itself used to be pleasant, slow and enjoyable but now its has become a dump for so many different hotels, casinos, with almost all of the beachfront sites,restaurants, hotels bulldozed over to make room for the Chinese invasion. This hotel is way overpriced and struggling to survive and making its last stand at your expense before it is lost in the pile of dirt , hidden between tall new hotels. It shut down its restaurant, no breakfast, drinks, dinner, No MP rentals . As, a seasoned traveler my opinion is to avoid this hotel and this city unless you plan to stay way out of this town and don't mind donating to Cambodia's finest police force who will stop you without reason and insist on a donation??

Great Service
Sihanoukville is one big construction site. You cannot avoid the construction dust and noise in the city. This hotel compensates for that with friendly, great service. They went above and beyond by storing our luggage for free for several days. This is a great jump off point if you are travelling to Koh Rong or the the other islands.

The staff were very nice and helpful. Unfortunately there is no restaurant in the hotel, as incorrectly advertised, and nothing around there to eat for breakfast or dinner. The room was alright, but not as nice as the pics online. Also booming music lasted until 4 am.

It was not all bad but not all ok. The hotel its self is located near a beach but when I arrived the entire front entrance was flooded with water and had to hop on sandbags to get around. The beds were uncomfortable and we would hear every sound also tv didnt work. There was no room service. It was offered and everything but the restraunt was shut down and there was no food within 3km of the hotel.

Room clean, staffs nice & helpfull. Swimming pool open from 8 am to 9 pm.Breakfast not include during my stay. Is simple and delicious but not much choice.Just walk around 8-10 minutes at the same street can get many Chinese food. Turn to beach got few seafood restaurants. Many casino nearby hotel,too I booked island hoping and rent a van for visit few beach and go to downtown from hotel, price was reasonable..

I'd stay again
Very friendly and helpful staff. Comfortable room and pleasant pool at the centre of everything. Breakfast very good, and good value. I did have a problem with the bathroom. Excellent idea to have an instant water heater, but the bathroom door somehow locked itself a couple of times. And the toilet had a tendency not to flush property. Staff response to issues was very good

The location is far away from the crowd. I like the undeveloped scenes. Public areas are nice with lot of plants. But the swimming pool is kind of not necessary because the hotel is located just a few minutes away from the beach. The breakfast is yummy, reasonable price.

Could be a lovely hotel but needs improvement.
Booked a deluxe twin with pool view. Part of our holiday is relaxing by the pool. On arrival we were advised (being in our 50's) that only 2 rooms left, one on 3rd floor (no lift) and 1 on ground floor facing pool. We opted for ground floor however when getting in the room, it was far from being deluxe. Back to reception ask for 3rd floor. Slightly better room however stairs were a killer and still nothing like the photo of the room we paid for. We put up with it for 2 nights after which we decided to ask for a change, by this point we were ready to lose the money paid and look for somewhere else. Were then offered a room on second floor, this came closer to the one on the photo of the deluxe room. Finally it looked as though we were settled. Unpacked again and went and had a couple hours around the pool. Next day we had a lovely few hours around pool relaxing. Went out on the afternoon only to return to the pool being emptied!!!! We were told in would be closed for 3 days for maintenence, when we left 7 days later it was still undergoing work. Yes, we know work needs to be done, but we should have been informed prior to arrival so that we could have had the choice to change hotel. We were offered the use of the pool at the sister hotel which was 5 mins up the road, no offer of transport to get there, Be careful to check booking, when checking in they advised it was room only & breakfast $4. Luckily I had booking showing it was included.

Dear Gill, Thank you for your feedback. We were sorry for our pool, it was fixed already. It took less than a week. Sorry again that you did not like the stair. There are 2 options for guests who book our rooms "with or without breakfast"normally guests choose by themselves what price they want. If they choose with breakfast of course it will show on booking voucher. We won't charge extra for breakfast but if they confused they chose already but did not show in the voucher and they want breakfast they will pay 4$ as the lowest price of breakfast in the area. Lovely pool and layout with all rooms facing said pool. Unfortunately, doors are thin with holes you can see through letting both mosquitoes and noise in. And speaking of noise, they are building a huge building next door so be prepared to wake up early. Reception is hit and miss, friendly on arrival but not so much on departure. Room was average for a hotel of this class, but bathroom was absolutely disgusting, with mold of different color, broken tiles and small critters crawling out of the cracks. Restaurant is expensive, and they try to charge for everything, whether it be the always empty gas tank when renting a bike (quite common) or beach towels (that was a first). Would not recommend or return

Although a reasonably new hotel it is still fashioned around typical cambodian hotel rooms - chunky wood furniture, crt tv, fridge, basic wet room bathroom. The room and other hotel areas were clean. Basic maintenance seemed lacking - tiling missing in bathroom - bulbs out on landings - tiles loose or missing in pool - all minor but the small things do leave an impression. Pool filter system sometimes appeared to not be switched on - maybe not working - so cleanliness of water was sonetimes an issue. That said it was a nice pool but jacuzzi was never switched on. All staff were friendly and service was always great. Didn't help that there is a construction site next door but this is not the fault of the hotel. Noise is daytime so will not disturb unless you want to sleep all day....although noise starts around 7am. Hotel handy for local beach and restaurants. Breakfast ok and varied selection every day. Not sure i'd be rushing to stay here again as many other hotels in locality at similar price point, offering similar experience I imagine. Pool, staff and service were the best things.

This hotel is really good. The staff are really friendly and helpful. Breakfast is included but doesn't start until 7:00. One morning we were going diving and were being oicked up at 7:00 so we asked if we could get something to go and they had a takeaway container for us with an omelet, toast and fruit. It was really good too. The only bad thing is there are a lot of smokers who sit at the pool or on their balconies so the smoke smell can be quite strong at times.

ok hotel, but watch out for the flooding front!
This hotel is at avg or above in all aspects except one. It is located at the lowest point on the street-and the front floods big time when it rains. there are no sidewalks extending in either direction from the property-so you have to walk out into the road. when it rains, the front of this property, all the way from the front door (entry way to hotel proper) to the other side of the street are under water. if it's raining, it is impossible to leave or return to the hotel without getting your feet (or more) very wet. the flow of water at the curb, (which you must walk across), is approx. 6 to 8 inches deep (there were small waves in the water crossing the street). there is even a 2-3 inch puddle of water right at the entrance to the hotel. you and your foot wear will be soaked. it's difficult to wear flops or such as the water is flowing quite quickly and is anywhere from 3 to 8 inches deep. lots of hidden objects (rocks and such) unseen due to the water make it a tough walk and several folks tripped while trying to make the 70 to 100 foot distance from dry hotel lobby to somewhere the water isn't ankle deep. if you want to know how often it rains in sihanoukville, the answer is: all the time. I like the hotel, the food (brekkie) was good, price was nice, but I hated walking through all that water and getting my shoes absolutely ruined!

Great location
The front desk and restaurant staff were fantastic, very helpful and will recommend tours. The tour I went on was nothing like the brochure but I still had fun. I ate out more then at the hotel but the breakfast was really nice.
