Other than being close to downtown, not worth $$

Staff ignored the do not disturb sign and cleaned our room anyway. TV was way too high on the wall. No water pressure. Lost hot water after one shower. Carpet in room and hallways was stained and dirty. Should not have carpet in such a wet environment. No parking! Not worth the high price!!

Pros: Location was decent
Cons: Very Dirty
Location: Right downtown, easy for touring around.
Good area, no parking, no help with parking when I asked. I had to ask for the room to be cleaned, and wasn't done well. Carpets were shag type, full of stains, filthy. Bed was mediocre in comfort and wasn't made well. Hotel staff were just bar waitresses and not very helpful. Newfoundlanders are known for their hospitality, and service, this was a not the case in this dirty hotel, much better options same price range and area. Very disappointed over all, some very basic hotel essentials and services could be met very easily perhaps with some improvements via management.

Great location, okay services.

Pros: I liked the location and the actual room, which had a good size balcony.
Cons: Room services need to be improved.
Location: I was there for a week. I climbed Signal Hill, took a couple of bus tours to Cape Spear, Quidi Vidi, and Petty Harbour. I saw whales! Beautiful city.
The room was quite nice, and it was quiet. The hotel was in a great location, but the view was a parking garage. My kettle had been used to make coffee. I did not receive any coffee, sugar or creamers in a week. I only had wifi for two days out of seven, and the towels were a bit shabby. Too be fair, it appeared that new owners were taking charge and getting the place cleaned up.

Great STAFF.. hotel still under construction

We visited downtown St. Johns and wanted to stay somewhere in the thick of things. The Franklin hotel, we found on Hotels.com. The hotel does not have a lobby (confusing), you have to check in by the bar. The room had a double bed, instead of a queen and the bathroom (what we paid for and did not get) and the bathroom was not complete... the ceiling was dry walled. Also hotel does not have parking! The hotel staff was beyond nice and kind. Really chatty and great people to help a traveler find their way, just great people! This hotel is 3 out of 5... it's close to being the coolest hotel in St. Johns!

Weird work in Progress

Pros: Beautiful shower. Location in downtown.
Cons: Finish it with some care before you start charging boutique hotel rates.
Location: Right in the middle of downtown. Great.
The front desk is a bar on the first floor of the hotel--a bar with no tables. The building obviously used to be something else, which is fine if done right. My room had high pile carpet, improperly installed, with large stains. For some reason, there were two beds in the room. The first was an IKEA MALM platform bed bed with just a fitted sheet and duvet. The second bed, a mattress and box spring placed directly on the floor, was in the same room just around the corner. None of the light switches appeared to do anything. The desk lamp had a broken switch so you had to unplug it to turn it off. One of the lamps was a large torchiere with a broken knob. However, the washroom was beautiful with a large walk-in rain shower. Hardly a boutique hotel. More like crashing at your buddy's place after college. Definitely way too expensive for what it was.

Do not book with the Franklin Hotel!

Location: On Water street.
Good location and that was the only good thing about it. It is over a bar and restaurant that are under construction. There is no lobby, no staff, no food, nothing. The bar stayed open until 5:15 am Sunday morning playing loud music that we could easily hear in our room. The bathroom had a hole in the ceiling shower. The towels were frayed. The shag carpet in the hall was very dirty and the same shag carpet in the room was kind of dirty. There was nothing in the room but a bed, two chairs, a TV and a built in closet. An iron but no ironing board and a hair dryer. For this we paid $212 per night. Also no parking included. You must park on the street or in a car park for which you must pay extra. No elevator for those who have a heavy suitcase. Do not recommend this to anyone.

Hipsters delight

Location: Location good, its hard to go wrong in downtown St. John's
Apparently a hipster work in progress, 2 fair sized beds sat on the floor, not on bed frames, but only one chair, TV only visible from 1, 1 Glass for drinking, 1 Kettle for the Nescafe, an Iron for tidying up, unfortunately no ironing board, a window that almost came apart with opened, no actual front desk...... On my third day, was rinsing shampoo out of the little bottle in an effort to wash hair, because staff wouldn't replace until it was bone dry. Attractive bathroom, but don't look up to the partially finished dry wall ceiling with holes in it. Clearly being renovated, so some details were attractive but if you are looking for a hotel that is more like a hotel and less like crashing at someone's pad, this isn't for you.

Fix er' up

Pros: The large space for the room, pretty much the entire room.
Cons: Everything outside the room.
Location: Good and bad, you need to have a parking area for your guests!
Overall the hotel was enjoyable. However in saying that there are a few things they should fix. First of all I would like to compliment them for having one of the best bathroom I've ever seen, now in saying that I noticed the ceiling about the gorgeous shower was not complete. That should definitely be fixed before molde forms and then you have to tear it all down. Also the shower should have an actual door so the water isn't spraying everywhere. Next issue is the front door. It took me 3 phone calls and 20 minutes to be able to enter the hotel, which was not compensated it anyway. To enter into this bar/hotel you need the door code or a room key, someone new obviously wouldn't have either so your left waiting around for someone to open the door. Not fun! And finally the stairs. People are coming to stay in a hotel, not only do you have no parking area so guest have to pay for parking in a garage but if we come in with heavy suitcases we have to pull the up the stairs because there is no elavator! Not good at all! I was suppose to stay 2 nights but my frustration with this things made me leave after one! My overall feeling of this "hotel" is that it's more of a bar then a hotel. It's kinda like the built the bar and then decided "oh we could make more money if we put some rooms upstairs for the drunk people". You really need to fix the above problems before calling yourself a hotel.

Boutique hotel in the middle of the action

this "hotel" has one of the best locations in St.John's for those looking to be in the heart of the action. There are 10 rooms on 2 floors above a lovely lounge/bar that also serves as the check-in. The staff were very accomodating and friendly and the bartender makes an awesome martini. Not recommended for families but great for a couple or a solo traveller that loves the nightlife.
