Beautiful setting with delicious food!
The hotel is in a beautiful location just a short walk from the Centre of Oulton Broad where there is a lovely park, in interesting museum (with free entry) and a few pubs and restaurants. You can also take a boat trip from here. We highly recommend the food at the hotel, our evening meal and breakfast were both excellent. The staff were very friendly and helpful.

We stayed on Boxing Day for one night as the hotel is conveniently placed to meet family. The room was large and warm. There are drainage issues but they didn't impact us unduly - sink slow to drain and bath drainage into shower tray. Breakfast was lovely, staff friendly.

This property has attractive gardens and the restaurant and pub opening out onto the gardens was lovely. However, our room ( 11) was rather dated (especially the bathroom), although it was very clean and the bed was comfortable. Unfortunately we arrived during a heat wave and there is no air conditioning in any of the bedrooms we were told.

Booked the family room because you can bring your family dog. Room was spacious with 2 singles and 1 double bed. The bed linen on double had brown stains on bottom sheet and duvet, on telling reception the sheets were changed with apologies. Dog bowls were provided with a couple of dog treats, which was lovely to fine. The room wasn’t luxurious enough considering the price, could do with re decorating. Breakfast was small but tasty, unfortunately my partner found egg shell in his full English. Returning home I noticed the hotel had charged me twice for my room! assured by hotel that the second payment would be credited. This is fair enough but a hassle to keep checking my bank to see if the money had been put back in.

We loved the surrounding area the hotel was located in. Restaurant lovely, maybe a little pricey but accepted as food exceptional. Room a little disappointed with but again accepted as busy Easter break.

The rooms were weathered and the facilities inadequate the bar finished serving food at 1400. Not worth £100 per night let alone £140. When i raised this with reception i was met with a belligerent attitude and she would not even consider a rebate stating “That is our room rate” and declining any further action. My room was an accessible room which although functional was dangerous in several aspects. The toilet frame was unsteady. They shower seat was unable to sit squarely due to the slope down to the waste plug which also made it difficult for my able bodied partner to balance. When i raised these issues with the receptionist on Sunday they stated “unless someone tell us about it we don't know” however ignorance is not a defence and accessible rooms should comply with current guidelines. I have paid £280 for two rooms which were not 3* by any means.my advice is to “remove this from you web site” and my advice to prospective customers is “look elsewhere” (I have videos if required)

Fabulous stay for a wedding
Stayed here for a friend's wedding and the whole experience was wonderful. They allowed us to get access to our room early to get ready before the wedding, lovely room with good bed and bedding and all the facilities you could want. Brought an iron and board to our room within minutes of requesting it. Delicious breakfast. Wonderful food and service. Nice and close for a walk on the beach too :)

The hotel gardens together with the hotel itself were immaculate. The staff were very attentive and couldn't do anymore to make our stay more enjoyable. The restaurant was fantastic with a good selection of dishes. The walks from the hotel were easy to find and we enjoyed the walks into the broads

Lovely hotel in beautiful surroundings
Had a 3 day break travelling from Cromer to Lowestoft to Southwold (staying one night in each). Ivy Country House Hotel (nrLowestoft) was our favourite and cheapest of the three! Huge room, huge bed, clean and comfortable. Evening meal and breakfast in restaurant were gorgeous. Oulton Broad is a scenic walk at the botttom of the hotel gardens.

Low priced - low quality - no sleep!
Room was in a separate building with three other rooms - you could here noise conversations in the other rooms to the extent I had to go and ask the reception to ask them to be quieter. Then when people leave the hotel to go to the car park you can hear conversations and them talking, keeping you awake. Then there’s the cars - they have a gravel car park so every car that turned up you hear - again keeping you awake - probably had 3 hours of sleep all night. So if you looking for a cheap hotel and little sleep then it’s ok but if you want sleep don’t stay here - I mentioned it when I was checking out and the receptionist wasn’t intrested.

Hotel adequate , food good as was staff and check in easy! Room was basic but very noisy (room 1) this was because it backed onto the cellar for beer , this very noisy late at night due to staff changing barrels or some thing. Also it was like sleeping next to my freezer with constant vibration through the wall.

I went with my best friend and a little doggy. The staff were really lovely, friendly and welcoming. The room was nice but could do with a bit of updating, but was warm and cosy. The breakfast was great and we also had dinner in the restaurant which I would recommend
