The proximity to St Mark's plaza was a reason to choose this hotel. The communication with the reception desk staff was disappointing to say the least. We did not feel welcomed. Moreover, the clerk who was helping with our checking out was simply rude. Important: the hotel's claim that you can store your luggage there before or after checking in or out is only semi true. You ARE allowed to leave your luggage there. But nobody is watching your luggage. It sits right at the front of the tiny lobby widely open to anyone to walk in and take any of the luggage pieces away. The checkout day communication definitely left a bitter taste of the stay.

Main hotel seemed ok. We were placed in a separate building around the corner. Room ok. NO Internet service! Breakfast was adequate. Not likely to stay there again. Probably be a different experience if we had a room in the actual hotel.

Overall a good place to stay. Only developing feedback i would have to say a kettle and tea/coffee in the room would make the it perfect but nonetheless a clean hotel, ideal for my one nights stopover

Adorable, quaint hotel in the heart of San Marco, Venicel. Bright, clean, and attractive furnishings. Our twin room, number 251, was small, as expected, but on 2 LEVELS. One bedroom with wood beam ceiling, as you walk in, then 4 steps up to second bedroom and bathroom. Never seen anything like it. LOVED IT!!! Room #251!!! The only issue was the breakfast room is very small and got super crowded and uncomfortable. Of course, it was Carnival in Venice adding to more people in what was supposed to be a slow time of year. Still, I will go back. Thanks for reading!

This hotel was good over all but I did not like that upon my arrival and check in process I was transferred to two different reception areas to end up in a third facility of theirs which entrance was on a really dark alley. Although it was safe, as I never had any unpleasant experiences getting there, I would’ve preferred to have stayed in the hotel with the reception I was expecting to stay. But besides this whole storyline, all of the properties owned are very centered to walk everywhere in Venice.

The gentleman who checked us in was miserable and rude, however may have been having a bad day because after that he was pleasant. Enough property has a smelled to it as you would expect him. Venice, unfortunately it wasn't asked by anything. Rim itself was nice or initial impression. Felt a little bit hinned in and dirty but I think that is just the antique style. Overall really good location. The service was good when they were issues. Are toilet seated broken? And when the metre come in that day to tidy the beds up it was fixed by the time we got back. We had mentioned it to anyone because there was never me left but it was fixed immediately. The toilet seat was released from me arrived but it's okay it was sorted. Room is very cold. There are spare blankets to put over which we did but it made the very heavy heating. Didn't really work in the room but overall really good vacation. Pleasant enough stuff. Happy to fix things when there are issues. The only really she we have was smell of the property and the gentleman that checked us in who like I said but probably just having a bad day. All in all I would say again primarily for location

Properry wa selected based on its location It was convenient to San Marco. Room was at the very least "tired" and at worst run down (bedroom light fell off the wall & didn't work at all). Pillows were like bags of cement. Breakfast options did not meet expectations. Would not stay there again.

the best location, the staff was very friendly, the bathrooms were very hygienic, the water pressure was adequate as was the temperature of the room, it is a hotel very appropriate for the time, but the best thing was the breakfast, the hot chocolate is delicious

Basic, pleasant and perfect location.
The location is within a minute’s walk of San Marco square and so really convenient to find and to reach via various means - a few minutes walk and you’re at the ferry terminals for both the Alilaguna and the vaporettos. The hotel itself is basic with lots of twists and turns to get around, but is generally pleasant and kept very clean. The staff are friendly and the shower was powerful.

Definitely recommend
Location was great. It's important to find hotels close to water taxi docks so you don't have to drag your suitcases too far and this one was great. I specifically looked for a hotel with an elevator because I knew we would have a decent amt of baggage and could be put on an upper floor. There was an elevator thankfully, but once you got to the floor there were 5 steps to go up, then 5 steps to go down to where our room door was. So if you're in a wheelchair this would not be ok (although maybe other rooms didn't have these steps?). Definitely loved the location and the Italian ambiance of the hotel and room. Very traditional. Decent amount of space for 4 of us. There was a king bed, a twin pull out chair/sofa and then a separate rollaway type bed which the kids were fine with. Only reason for not all 5s on ratings was more about age of hotel, some work could be done. Our bathroom was updated (faucet, shower, etc.) but the wooden vanity underneath it seemed very old and could see dampness seeping from it sometimes. Hate to think of mold that might be under there (although probably not unusual in Venice's humidity). A/C worked but wouldn't go down low enough. Had to ask front desk about it and they actually control it to allow it to go lower so then it was much more comfortable. Checkin was great - very nice gentleman who seemed to be there all the time - we got there before checkin time but he told us it would be less than an hour for our room to be ready and it was.

The room is very dark and outdated. The sheets are old and had an unwashed smell. The whole time i was fearful of bedbugs. The bedspread had old burns in it. I slept with just the a white sheet with improper cooling in the unit. Shower head was not functional and had a pungent smell. Flies and mosquitos in the room and lack of consideration at the front desk.

Delightful Classic
The staff was very pleasant and helpful. It would seem that ice machines are not common in most places we have stayed in Italy, but the staff obtained ice from the bar for us for our drinks. The accommodations were very classic, and had a certain charm. Our room was fine for us, but a mobility comprised person would have had difficulties. Our room was quite small, but it was what we needed. Bedding was pretty old, but clean and added to the charm of the stay. Location was EXCELLENT. Very short trip to San Marco Square and water taxi availability.

Give this one a miss
If you have issues with claustrophobia then maybe stay elsewhere, or bring Ativan. We were put in the annex, which was like a maze to get to. Elevator was so tiny and the room was tight. Low ceilings and so dark. The bathroom was nicely renovated, but the room itself was old. I managed to avoid the elevator after the first experience, once we figured out the stair situation from the 4th floor. It was the most bizarre hotel I have ever stayed in. Breakfast was ok but nothing to rave about. Honestly I couldn’t wait to check out of the hotel!

This property is very over priced for what youre getting. Extremely run down, they boasted about us getting a balcony and there wasnt one. There was also no way to turn the AC on and it was over 25°c in the room the entire night. Only good thing was the location.

The the main property of the hotel seemed to be in much better shape than the annex in which we stayed. It was in very poor shape. The telephone didn’t work, the elevator was small, and we could only get our luggage and send one of us to go pup with it. The rest of the party had to follow later . The elevator quit working on the first day however, they did fix it by the next day. In my opinion, the steps were quite steep. The entrance to the annex was on the backside of the main building. I would not recommend staying in the annex. I don’t know a lot about the main building but I assume it was OK. The lobby area was fine.
