This is a B&B with character and you should not choose it if you are looking for a clean-cut, hotel experience. The building is also a family home where the family live on a separate floor to the guests and you will see the owner's young son running around playing during breakfast or if you are home in the afternoon. That said, the place is managed extremely well and the owner puts on a lovely buffet breakfast and was helpful and pleasant whenever we had questions or needed something. The rooms are as pictured on the website, antique styles in keeping with the age of the building but well kept and very comfortable. Normally I would not pay this rate for a B&B rather than a hotel but prices are high in Venice and the location is excellent. A word of advice to people who stay: although you are very close to the popular tourist areas, you would do well to explore the area near the hotel for bars and restaurants. There are some high quality places, very close, which do not just cater to tourist crowds, our favourite was Vini di Gigio.

My wife and I stayed at the hotel for a couple of nights in September and really enjoyed it. Like many hotels in Venice, it can be hard to find. The only sign is a tiny plaque by the door perhaps 1 x 3 inches. But the owner, Davide, was outsite waiting for us and was helpful thoughout our stay. The rooms were tastefully decorated but with the hardwood floors sound really carries in the old building. It's in a good location right on a canal and within 10-15 minutes of the major sites (walking). The breakfast was pretty good, too, especially the coffee. We can highly recommend this hotel.

Pros: Spacious 3rd floor renovated room for three and clean bathroom. Complete breakfast with croissants, bread, cheese, ham and sausage, coffee.
Cons: Not well insulated walls. We hear all the neighbour conversations.
Location: Location is ideal just about 200m from the main Ca' d'Oro vaporetto stop and 15 minutes to the famous Rialto bridge.
We were in venice for 4 nights and got a spacious room at 3rd floor with a patio overlooking the quiet canal. Mr Davide, the owner, received us very friendly and nicely. The location is perfect with all the amities are in walking distance. Ca' d'Oro vaporetto stop is at +- 200m so it is very convenient to take the public vaporetto at arrival from Piazza Roma main station. We use to take our lunch on the patio (when it is not raining), the place is so quiet during the day.

Hotel was nice and in good location. Room was nice and air con welcome! Breakfast was good. Staff were welcoming. Only prob was that they wanted to know when we would arrive, but difficult to know. Although we said we would be there at 2, by the time we got to know surrounding area we were there at gone 3 and I hate the feeling of being late. Could be sign posted better too. Over all I would say it was fine
