Pros: Clean, quiet, off of a main street but still close enough to experience everything Venice has to offer.
Cons: Perhaps and little hand-out of recommended restaurant for different dining preferences -- and how to get there without getting lost.

The location of this hotel was fantastic. 15 minute walk from the Train and bus station so you can do a day trip to venice and pisa. 20 minute walk to authentic venetian restaurants attended and run by the locals. 15 - 20 minute walks to all the major sites and shopping -- just far enough to experience it AND get away from all the touristy stands and tourists themselves. The amenities were fine enough for a Venetian residence, it was very clean, very quiet, very authentic and pleasant. Lets face it -- if your going to Venice to spend lots of time in your hotel room -- then you shouldn't be going to Venice. Staff was helpful, breakfast was plentiful and the service was attentive but not annoying. I would definitely recommend this place to family and friends who are cultured and low maintenance.

Pros: Impressive stately home type of building but my bedroom was relatively plain.
Cons: Expedia/Google showed the wrong position for the hotel. The hotel website is correct.
Location: Diana restaurant is better than Rioba.
Breakfasts were good. The staff were very helpful, friendly and spoke English. You will need wellington boots for high water; the entrance and pavement outside the hotel can be a foot under water. The hotel will sell bags to go over your shoes but they are not guaranteed to keep your shoes dry. It is hot inside, even in winter. Just as you leave the staff will ask for the Venice tax in cash. The snacks in the room are expensive. The best way from the airport is a number 5 bus to Piazza Roma then walk for 25 minutes. Catching a water bus (vaporetto 1 to Ca' de Oro) will save no time but you will have to walk less.

Pros: The staff are very very helpful! The location is ideal.
Cons: Room to room noise was a bit much.
Location: There is a restaurant right over the bridge from the hotel. But walk 10 minutes to the north shore for even better restaurants off the beaten path!
Location is ideal, out of the busy areas but still close to great places to eat. Everything in Venice is within walking distance so getting to San Marcos only took us 20 minutes walking. The room was good, but there were some damage. It was most disappointing that we could hear every move of the people in the next room and the footsteps from upstairs. Otherwise, this would be a 4-star stay! Recommend.

Pros: The hotel is conveniently placed; a short walk from the main thoroughfare and the nearest water bus stop on the Grand Canal. Main beds very comfy.
Cons: There is no tea or coffee facility in the room. Hot drinks are available 24/7 from the dining room but are charged for as are the biscuits in the room
Location: Quiet location, bars with music nearby and a selection of restaurants were the locals eat - booking recommended in some - the staff are happy to help.
I booked a Junior Suite with canal view for 3 nights but on arrival our room overlooked the rear courtyard - it was very quiet and although adequate to our needs, was not what we had booked. The mattress on the extra bed was as solid as a rock. The next day, we were upgraded to a Superior Junior Suite overlooking the canal. That room was enormous with a magnificent high, painted ceiling and a massive screen separating our bed from the double sofa bed which was very comfortable. The screen gave more privacy - ideal as we were travelling with my mother. Facing the canal meant the room was noisier but the view far more interesting. The en-suite and our room were very clean and well decorated The staff were very helpful, recommending trips, a couple of non-touristy local restaurants and providing everything we asked for. Being early October, we could have done with a short explanation of the central heating controls but our request for extra blankets meant we were warm enough. On departure day, because we weren't leaving Venice till late afternoon, they kept our luggage safe for us. We used a private water taxi to bring us from the airport and to take us to our next destination. One word of caution - there is no lift and I never saw the stair lift in operation so anyone with limited mobility would struggle with the 3 flights of stairs to the bedrooms. I would definitely stay in this hotel again.

I thought the hotel was empty as it was so quiet but it was actually fully booked. The included breakfast buffet was excellent as well. The free wifi was only available in common areas, not in your room. This was OK as you met other guests.

I have just come back from 5 days here. We stayed in room 204 which was huge! The ceiling was taller than the height of my house! Tilly was a really lovely man and was really good with my son teaching him to count in italian. One thing that I would say is that the room we stayed in was really noisy. Outside the building was a bar that stayed open late. The hotel is right on the edge of the water and this is used by boats from 0600 deliveries, dustbin man etc! We found the location was really great it was really easy to get to the waterbus etc.
