If you want to be where the action is, this is the place! Our 2nd floor room had 3 small balconies that overlooked a busy canal. We were so entertained by the gondolas, taxi boats, etc., we planned a cocktail hour on the balconies every evening. When the windows were closed, the noise from below was minimal. Breakfast in the morning was ample with a wait-staff person to insure the room was kept tidy and food trays full. Front desk staff was helpful with directions, maps and recommendations.

Cons: Nothing. just note there is no elevator, so if you are on the 3rd floor pack light.
Good location. @ minutes from St. Marks Square. Right on a Canal. I could sit and watch the gondoliers go by all day.. Rooms were clean. Modern bath but room had old Venetian charm

The location was amazing. Great view of a gondola filled canal, could hear singing and music throughout the day with the window open. Room was air conditioned, breakfast included. We were also happy to find out they would hold our bags after we checked out. The only problem was the room size. There was enough room for the double bed, and a very tight walking perimeter around it. The double bed was also two twins put side to side and was very hard. The location beat all through, aside from view, it was a 3 minute walk to st marks square. I'd recommend and would stay there again!

Hotel was clean and well equipped. Had plenty for breakfast. Perfect location for sightseeing. Hotel staff were helpful and gave good advice on what to see and do.

The location was great for this hotel, the problem was we left a debit card to hold the room as you don't pay untl you arrive, the hotel sent me an email ONE week before we arrived (had it booked for months) to say that my credit card wasn't valid and I had 24 hours to give them alternate details, the email went to my hotmail junk box and I didn't even see it until the 24 hours had passed, after numerous emails I had to agree to pay extra for a superior room as they had already rented out the room I had booked. For this reason, the uncompromising attitude of the staff not budging on even giving me a discount for the superior room I would not recommend this hotel, ALSO the air conditioner didn't work properly and we were there in temperatures of 35 - 40 degrees

First, the price was exorbitant for the room we got (very tiny, miniscule bathroom, no elevator for 3rd floor room, narrow stairwell, no air conditioning). The staff were exceptional, however, and went out of their way to assist us when our reservation got mixed up. Hotel overlooks a major canal and gondola boarding site, and the gondoliers yelled back-and-forth at each other until about 4:00 AM, making sleep impossible with the windows open, and it was too hot to close them. As nice as the staff was, and despite its proximity to St Mark's Square, we would not stay here again.

This is a beautiful venetian building and very quant. The bathrooms are newly renovated and are lovely but everything else felt genuinely historic and venetian which I enjoyed. The breakfast dining room cannot fit all guests sonic you're in a hurry allow time to wait for breakfast or get there first! The service scored only a 3 as we couldn't get much information in english from a few of the front office staff but other than that was a very pleasant stay!
