Amazing Location!
When we landed we didn’t have WiFi so I had missed emails from the hotel informing me of the door code. So when we arrived we couldn’t get in for ages which was frustrating, then when we did, it was a Skype check in, which we were a bit unsure about as we have never done that before. But after that the overall stay was good. Room had good facilities, if you need just a room to sleep in, in Venice stay here! The location is fantastic. Next to the Rialto bridge, close to San Marco, and not too far walk to train station. The Rialto bridge is packed with other tourists all day, but you are so Close that if you go out at 7am the bridge can be empty for some lovely photos. We walked everywhere including dosoduro, Arsenale etc, so very impressed with location. Also nice breakfast in the morning, croissant hot drink and juice, that you can enjoy in your room, which was a bonus! And friendly helpful staff.

Best secret gem just a skip from the Grand Canal
By far, hands down the best location. The beds are a bit hard and old, but the amazing service, breakfast and location make up for it. We will be back!!

Need a serious renovation
We were given a room just behind the entrance door, which was not bad as it would have been really difficult to carry our luggage to the upper floor considering there was no lift. But one problem for this room was if there was anyone else entering the hotel, we would hear the footsteps and door noise. Tthe room allocated to us needs a serious renovation. We could see the water leakage on the walls and there was no way we could open the windows for some air. The room is very small and cramped and you could hardly move in it and we had two large luggages, which made it more difficult. We were informed in advance that we will have to reach before 7pm otherwise no one will entertain us. Venice being a very confusing place for a first timer, this demand was a bit harsh. After 7pm, there was hotel person in the property. The confirmation said that we have booked a room with breakfast. But it should also be mentioned that it will be in the room just consisting of a croissant and one coffee and nothing else. We were asked to sit in the room and eat even if we didn't want to as the room was too cramped already. On the last day we wanted a print out for a ticket, which was also not possible as there was no printer. Unfortunately we did not feel very safe and comfortable in the hotel and would not suggest to any of our friends and family.

Dear Customer, about your accusations we inform you that you have booked the basic room on the ground floor and in the description it says that it is the smallest and cheapest room there is also a description of what the breakfast is made of (if you want to reread the description) and where it is served, there is written anywhere that we print tickets, which we always do, unfortunately that day the printer was under maintenance. However we also have other very large rooms with a view that cost a lot more the next time we suggest, as it is very demanding, to book something more suitable for her. As for water leaks ... let's stay .. Do not worry, we will not even recommend it as a customer to other hotels Best regards

We were there for one night and if it wasn't because it was late, we would have gone somewhere else....the room was very dated and dust everywhere, there was water damage and mold in one of the walls. The AC was disabled(They had it turned off because it was October). The only positive was the tasty croissant for breakfast and even that was limited to one.

Sadly not what we expected.
Breakfast was a big disappointment. It only consisted of a croissant or mini-bun with butter and jam. Definitely not a meal you can depend on until lunch, so plan to spend extra money on breakfast although it is said to be included in your hotel price. The AC also didn't work and we were given a noisy fan. Luckily the evenings werent too warm. Place was clean enough and the location great, but there are holes in the floor of the room we stayed in and small pieces of concrete lying around which wasnt nice when walking around barefoot. If you are looking for literally only a bed, then it probably wouldnt bother you but I would definitely not be bothered by the location next time (as you can walk to wherever in Venice) and rather look for a hotel which actually offers what they say they do.

great Venice stay
Amazing little hotel steps from Rialto Bridge. The constant fresh croissant and bread smell in the lobby is unique. For breakfast you just open your door for the attendants to bring you the fresh bread and croissant with your coffee or juice right into your room.

Location is the only plus rest nothing's positive
If you want to stay on Grand Canal then this is the perfect choice to dump your bag and disappear in the Venice cul-de-sacs. Hotel is managed by the owner remotely. Often you will find an old lady managing the hotel who gets irritated on everything you ask. You just have to listen to her towhat she has to say. Remember if you are leaving your luggage for short time before or after check in the hotel won't allow to use their toilet during that time. Overall I recommend it only for one reason I.e location and the hotel owner knows that due to location they will keep getting the booking otherwise nothing is positive about this hotel.

Wifi did not work on iPhone devices. Wifi worked poorly on other devices Service was good. Breakfast was good Locality was great. Down the road from the grand canal and Rialto bridge.

Cramped and No Front Desk Clerk. A Joke!
This place was very hard to find and It was very difficult to get into the locked building. The message on the automated door bell is in Italian and extremely hard to hear. After finally getting in we had to check in at the front desk through skype. The room was on the ground floor right behind the front door. The room was very cramped and the bathroom was small and dirty. The air condition does not drain its condensation outside as it should. It dumps the water on the floor in front of the bedroom door. I just loved stepping into a puddle of water in my socks the next morning. Avoid This Place If You Are Not Guaranteed One Of The Upper Floor Rooms.

You could book this hotel....but I woudn't if I were you
If you book here - don't actually expect to stay in this hotel. We arrived early afternoon and were met by the housekeeper who informed us that we were staying in 'the other place'. We spoke to the owner by Skype who said we were in 'the same hotel but it is a different building, has a different name and is a vaporetto ride and shortish walk away' I showed him the confirmation for the Locanda site and he just said that there weren't any rooms available so take it or leave it. The booking that you have made and paid for means nothing to this hotel owner - you book and he decides where you stay. He said it was all shown on his own website which obviously we hadn't used to make the booking. As it happens the other hotel #sorry...building# is not bad - the room we were given was absolutely fine - we were given the top floor of the hotel that has two rooms and sitting area and bathroom - and the other room wasn't allocated to anyone else during our stay so it wouldn't have mattered other than it was just not where we wanted to be and it is in the back alleys - not on the Grand Canal. It is near Accedamia further down the Grand Canal towards St Marks Square on the opposite side to the vaparetto stop and is called Casa Arte. Simply because we didn't end up with what we booked and paid for in good faith I wouldn't book with him again if it was the last hotel room in Venice.

Great location!
This bed and breakfast had a great location near the Rialto Bridge in the San Polo area which was less touristy, more local color, good local restaurants and more economical shopping. Easy access to the vaporetto at San Silvestry stop. Room was spacious and clean, no frills.... slept well. Staff was very nice and helpful. Breakfast is served in your room at your convenience.

Great Location
This is a basic small inn (locanda) with only 6 rooms. It is very convenient to the Vaporetti and Rialto Market. The breakfast was delicious pastries and spreads (no proteins) along with a small pot of fresh coffee and milk by request. It had free internet and one staff member even loaned me an adapter to plug in my laptop. It's an older building with a hard floor that was less than spotless. I recommend wearing some type of shoes around the room and watch for crawling roommates (nothing too alarming, just a spider or two). The bathroom was large with a small standing shower. I also recommend agreeing to the inventory of the minibar when you check in. I was charged for a bottle of water I did not drink. I would absolutely stay there again for the location alone.

Hej Location location!! Området är galet mysigt. Rummen stora och funktionella. Budget budget. Men är man inställd på att det är otroligt simpelt så är det super charmigt med de sneda golven med hål i.. AC fungerade i ett av våra rum, safteybox fungerade bara i ett av rummen. Frukosten simpel men god. Personalen lite avvaktande men rara. SAN Silvestro torget och området runt var ljuvligt mysigt och underbart. Boendet ligger ovanpå en krog så på lördagen var det party med levande musik. Nära fanns restauranger och båt och buss taxi.

Quarto número 1 horrível
Check-in horrível, funcionária desagradável. Quarto número 1 horrível, pior quarto que já dormi até hoje, muito barulhento, chuveiro com pouca pressão, cheiro a esgoto, TV não funcionava, telemóvel não apanha rede, Wifi do hotel não acessível, frigorifico do quarto com restos de comida de outros hóspedes. Até escovinha de limpar sanita estava partida. Minha esposa estava com medo de dormir no quarto porque realmente é assustador. Nem experimentei o pequeno-almoço que estava incluído porque não me inspirou confiança. O único ponto positivo é a localização, 5 estrelas, a 1 minuto da ponte Rialto. Quando vejo pessoas a dar avaliações superiores a 1 estrela leva me a pensar que os outros quartos são superiores ao número 1. Por isso que estou a avaliar o quarto e não o hotel em geral.

Locanda a 10mt dal Canal Grande in prossimità del ponta di Rio Alto. Camera ampia e in stile Veneziano. Massima disponibilitá da latte parte del personale.

Gutes Hotel, für 1-2 Nächte
Sehr sauber, klein aber fein. Wir waren zufrieden,wenn man nur 1-2 Nächte bleiben möchte. Der Hinterhof ist nämlich durch Touristen die durchlaufen sehr belebt, auch Nachts. Es ist schön zentral, das man alle Sehenswürdigkeiten erreichen kann.

La stanza al piano terra era piena di muffa, non solo le pareti ma anche alcune travi erano bagnate da perdite di acqua, condizioni pessime. Il letto foderato di stoffa era macchiato nella parte inferiore. Lo scarico del bagno mal funzionante, nonché il porta asciugamani cadeva ogni qualvolta si prendeva un asciugamano. La tv ha un solo canale. Ovviamente dalle foto inserite su expedia tutto questo non si nota, ciò che non capisco è come facciano a vendere una stanza in queste condizioni! Il personale molto cordiale e disponibile, la posizione della struttura era eccellente.
