"Great 4 person family room!"
Good location - 5 min walk to Rialto - less than 10 to St Marks (once you learn all of the twists and turns!) Do NOT be put off by the entrance to this hotel!! Things in Venice are tight and more vertical than other cities. The entrance is in what seems to be a side alley - not some grand doorway. But the hotel is all on the upper levels and is quite nice inside (and, actually, on the outside too, once you know where to look for it!) People running the hotel were super nice, super helpful. We are a family of 4 -- this was the best family room of our trip. Two separate bedrooms with a large sitting room and hallway in between. Two bathrooms - both full sized (because it is really 2 double rooms that they could rent out separately. Air Con was great in the bedrooms -- both units were brand new -- opening the bedroom doors would cool off the sitting room as well without a problem. There was a small refrigerator which we could use (very helpful for holding big water bottles) Breakfast is not included. Instead they give a choice of continental or buffet. We mostly aren't big breakfast eaters so we went with continental -- juice, hot drink (coffee, cocoa), rolls and croissants with jam/butter/cheeses/nutella, and a variety of packaged toasts, crackers. It worked for us. This was the only hotel on trip that didn't just roll the price of breakfast into the room -- not sure why they don't just do that.

Location is absolutely fantastic! Lovely hotel, friendly staff. We are a family of 5 and we could fit into the one suite - I would definitely stay again and recommend to others. If a thing needs an improvement it would be to increase the choices for breakfast in the restaurant, as they were somewhat limiting.

"Convenience in Venice"
Close to railway and bus stations, water taxis and restaurants. VERY friendly and helpful staff. Large clean room, and bathroom. No elevator , and we stayed on the 4th floor, but we were aware of the fact that there wasn't an elevator from reading reviews. They had bag storage available, but not locked bag storage, so we discovered that this was a difference from North American standards. There was A/C, but don't expect freezing conditions from any Italian hotel air conditioner, and it was very quiet at night. Comfortable beds too!

"Easy to find, easy to enjoy"
We were very apprehensive when reading reviews on how hard it is to find hotels etc. We were pleasantly surprised when our taxi dropped us off and pointed directly to our hotel, easy, easy, easy to find. The gentleman that waited on us at the hotel was very helpful and knowledgeable. He may come off as a little intense at first but that is what makes him enjoyable. He is nothing but helpful. We only stayed one night due to our itinerary but if we could have stayed more that would have been nice. We would certainly stay here again. Thank you.
