The owner is affable, but he left after the guests had checked in. There seems little soundproofing in the building, and the guests in the room above mine treated it like a combination gym/disco/frat house. When I mentioned the situation to the owner the next morning, the only comment was that he was sorry but it was too late to do anything about it. The result is that if you have work or a conference the following day, you are entirely dependent upon the courtesy of your fellow lodgers for peace and quiet in the evening.

Jack is a great host! He's friendly and personable. There is always plenty of good food for breakfast. The room was clean and bright. I'll stay here every time I go to Washington.

Pleasant place, great location

Pros: Convenient, inexpensive.
Cons: It could do with "fluffing up" a little. It felt a bit under attended to.
Location: Two blocks north of the Marriot Waldman Park hotel, just off Connecticut Ave, which has lots of restaurants and bars.
I was only there one night, to attend a morning meeting at the considerably more expensive Marriot Waldman Park just down the road. I was happy when told I'd been upgraded from a basement room with shared bath to an upstairs room with private bath.

Location: Zoo; well-connected to Metro and, thus, going into town
Breakfast with variety, spacious accommodation; owner is fabulous host and very kind.

Pros: Friendly hospitality, complimentary breakfast and beverages (and more).
Cons: The electrical outlets (in the basement room) need replaced, the whole room could use a makeover.
Location: Great location, near metro stop and zoo.
Everything was fabulous except that I got the smallest basement room, which was still adequate (the bed very comfortable!). Fantastic host!

I stayed at the Kalorama Guest House along with a colleague and we had an amazing time. The house is beautifully decorated and the neighborhood is perfect (We were attending a conference at the Washington Marriott Wardman Park - 5 min walk away). The highlight of our stay was the immense hospitality shown by Jack. He took care of all our needs and was incredibly accommodating.

Don't expect hotel amenities

So this is closer to a bed and breakfast place rather than a typical hotel. As such, the rooms are going to be very small especially the bathroom, which is tiny. The rooms have the normal shade which doesn't block the sun in any way so I'd recommend the place to install better shade in addition to what they have now. The walls are very thin so you can hear people walking on the stairs and if there is any noise outside, you'll hear it. The breakfast is typical continental breakfast which is so-so. If you get a good deal, by all means, but if you are debating between this place or other hotels, I think you'll enjoy the hotel better.

I went to a conference at the Marriott and it was so close that I had a shorter walk than some people at the hotel. Very charming neighborhood and jack was very nice. No tv in room and wifi free but not super strong. Breakfast was nice
