Thoroughly recommended for its beautiful location, room and hospitality. We had limited time here and appreciated the fact that we could take a nice walk through the woods which led to magnificent scenery of the moors. We needed to get to York the day after and all the nearest B&B's were booked out- but we are so lucky to have found this gem. The décor is tasteful and the room was toasty warm. The pub is a stone's throw away serving excellent food and the breakfast here was delicious. We will definitely be returning. the owners are very warm and let you get on with it but are always there for you if you need any help. Thank you for a great stay!

"Perfect point for relaxation"
Fantastic staff...first and foremost! Having noted it was a dog friendly hotel, I didn't think to check that every room was dog friendly and merely booked a room. Upon arrival, and having been advised that only certain rooms were dog friendly, the staff were brilliant and were able to sort a room so that it was dog friendly. Very much appreciated! The accommodation is also very good, and the inclusive breakfast perfect! As for location, exactly what I yet links to local towns and the coast.

When we first arrived we were impressed first of all with the beautiful unspoilt traditional old Inn feel, and the terrific welcome from Jacob. In fact Jacob made us feel so special that we would recommend this Hotel to everyone. Both of us being in the Hospitality Industry, we know that most people that go on trip advisor only do so to complain, so we would love to recommend this place to everyone who reads this review. Only stayed for one night but very pleasant it was too. Would for sure stay again. Very clean and tidy and superb location. Louise was a great host cooking us a lovely full english breakfast. Was very easy then to drop into York using the Park & Ride.

Peaceful setting in a beautiful location. It felt like I was miles from anywhere. The only sounds I heard were birdsong. The hotel itself is gorgeous and comfortable with nice touches such as the books in the bedroom. There was a huge bath to stretch out in which was great. My room overlooked a beautiful garden which was lovely to wake up too.

We had a lovely one night stay here. The place was fantastic. The breakfast served in the morning was great also. The place is situated near to some great pubs and restaurants. The next morning we went to Castle Howard which was only 10 mins away. Highly recommended!

"Excellent guesthouse with very friendly staff."
We stayed at Burnley House for one night. We were welcomed by the owners who were an extremely friendly and accommodating couple. As we arrived quite late, they went out of their way to phone local pubs and restaurants to book us in for a meal. The bedroom was lovely and clean with little complimentary chocolates and biscuits and the ensuite bathroom was very luxurious. I would say that the breakfast was probably the best I've ever had in a guesthouse. Overall, a lovely little find and ideally located on the edge of the North York Moors. We hope to go back soon!

"Beautiful room, great service & excellent service!"
This was a last minute trip for us and we found this great hotel by chance on Expedia. The location is great as there are a number of places within easy driving distance. It is nicely situated off the main roads but is within walking distance of Kirkby Moorside. We couldn't have asked for better service, the owner met us at the car park and showed us to our room (bonus upgrade!!) and explained everything we needed to know - including local recommendations for places to eat. The room (four poster suite) was fabuous with a patio overlooking the farm fields (filled with lambs and ewes at the time of our stay). it had everything you needed, including milk in the fridge for a brew! Breakfast on both days was amazing, great home cooked food by Shiela which was served with due care and attention by Neil.
