Great hotel - but hard to get to from Venice
I found the room and service very nice, and accommodating. The breakfast provided on Sunday morning after our stay was excellent, and I was pleasantly surprised by that. I would give this hotel a top-notch review if it were directly on Venice-proper. Unfortunately, during our stay the one public water-bus line to Guidecca was not running, so we had to wait for the back-up, which took awhile. For the price we paid, I wouldve rather stayed directly on Venice. If you can get this hotel for 60% of what it costs to stay directly in Venice, its a steal. When the #2 water bus is running, getting to/from shouldnt be a problem. The staff was very helpful in helping me figure out back-up transportation!
Traveler's tip on saving a few bucks
The water-bus on/off points that are not in major areas (p. le Roma, San marks plaza, etc.) do not have anyone who checks/cares if you pay for a water bus pass. Given they are 6 euro each (unless you buy unlimited), hop on and off at non major locations and dont pay!

Beautiful small hotel in a quiet residential neighborhood.
This hotel is in a quiet residential neighborhood on the Island of Giudecca. The rooms are comfortable and some have views of a small canal. We stayed in room 206 - it has a nice terrace and is the best room in the hotel. The breakfast is very nice, and the staff were helpful. There is no English television - they said they were having problems with those channels.
Traveler's tip on getting the most out of your stay
There are several good restaurants a short walk from the hotel. There also is a very good restaurant just across the Giudecca Canal, as you get off at the San Basilio vaporetto stop - Trattoria San Basilio. You will need a vaporetto (water bus) pass or ticket if you stay at this hotel, as you must take the water bus in order to reach the other areas of Venice. The views of Venice from Giudecca beautiful.
