very nice hotel with helpful staff. Hotel is on Lido an island 25 minutes from Venice proper. Late night returns a problem for it is a 15 minute walk from the ferry dock. during the day there is a ferry just across the street.

Would stay again
We were there during off season (Nov 08). Our original room was too small for 2 people. Upon request they moved us to a large room on the ground floor with our own patio. It was fantastic. No extra charge. Service was excellent as were the manager (Umberto) and staff. The food in their restaurant was very good and quite ample. Very easy to find. Took water taxi (public) #1 to Lido. The bus (1 Euro) takes you about 3 doors from the hotel. Without luggage, walk is about 10 mins. Hotel on the main waterfront road. One can also take a private water taxi thru the hotel for about 90 Euros for 2 people and luggage.
Traveler's tip on recreational activities
By taking the #1 public ferry (day passes & single passes) you can travel from Lido thru the Grand Canal with frequent stops. Very convenient. Hotel also offers a free taxi to Murano Island to the glass factory then to St.Marco Square. Shopping and places to eat are excellent.

great room for the price; very convenient
Hotel was in great location - 10-15 minute walk from water bus. Taxi to hotel cost about 8 euro. Also a bus running by hotel. My room was gigantic. Somehow I ended up with a second bed/couch. It was clean and spacious. No luxurious soaps or slippers, but good hotel for the price. And, loved Lido. Would definitely stay there over Venice, which is way to crowded.
