Good value for the money and convenient location
The best value we could find: convenient location near the train station (no need to shlep suitacases accross all Venice), reasonable rates, clean and comfortable. We had a room with a small balcony with flowers - charming. The staff was also helpful in accomodating a special request we had. We had a room with shared bathroom, and had no problem using it at all in terms of cleanliness and availablility. The only thing we didn’t like was the luggage storage they had - just a place to put your bags underneath the staircase. With just one clerk at the reception desk who definently doesn’t know all the guests, anyone can technically enter the hotel and pick up whatever bags they wanted. We didn’t feel it is safe enough in the crowded Venice and prefered to pay for the storage at the train station. A,lso, in your room you can hear all the voices and steps from the outside, but it’s not the problem of the hotel, I guess it has to do with the narrow Venice streets.

Prime Location
Hotel is located VERY close to Venezia Sta Lucia train station. If arriving by train, once you get out of the stn, walk to your left, opposite the bridge, there is a small "calle" in between 2 restaurants, that’s where the hotel is. It maybe close to the trains but you’ll never hear it. Nor will you hear the daily commotion of life until you walk out to the main thoroughfare. All of Venice can be traveled by foot in all honesty. But if you prefer to take the boat bus, there is a main station just outside. Breakfast came included in our stay which is your typical cold breakfast: croissants, toast, cereal, yogurt, etc. To turn the tv on, you have to press #1, not ON! Staff was attentive and helpful. We stayed in Aug and they provided us with mosquito repellent plug with several cartridges even though they have AC.
Traveler's tip on saving a few bucks
Walk! It’s so much more CHEAPER than the boat bus by far and you get to experience the real Venice (which is not the ridiculously expensive gondola ride, by the way).

NICE HOTEL EXCELLENT UBICATION
THE HOTEL IS VERY WELL UBICATED HALF BLOCK FROM THE GRAN CANAL Y ONE BLOCK FROM THE RAILROAD STATION. THERE IS A LOT OF PLACES NEAR THE HOTEL TO EAT. THE ROOMS ARE SMALL BUT CLEAN. I RECOMMEND THIS HOTEL. VERY CONVENIENTLUPIT
