Needs a facelift
This hotel has a great location, but needs a faceleift. I selected it because of parking and AC. We did get parking, but it is not located at this hotel. AC would not work because it was not turned on yet and they regulate that so we were warm. Front desk females and lounge staff were wonderful help and that is all I will say. Constuction was in front of hotel as they set up for a May Day event so rooms with a view were noisey.
Traveler's tip on local attractions
So close to Switzerland, see Lugano. Also, the Tourist Office to left of hotel is very helpful. The store next to it has great prices on silk items. Don’t miss out on the area behind the hotel, it has lots of great shopping and places to eat

Dated, but perfect location
you cannot beat the location of this hotel, the downfall is the traffic noise and the street lights that hit all lake facing rooms. there are shutters that completely block all light, making the small rooms seem smaller and closed off. Breakfast was good. Parking is a bit of a challenge, blocks away at the Palace Hotel.

Saved by a great front desk worker
I think others have mentioned that the quality of the rooms is lacking though the location and views help save this hotel. Unfortunately we checked in late and were stuck with a second floor view (not as good as higher up). A baby screamed all night long in the next room, which I could hear even with ear plugs. The bathroom fan made horrible noises even when not on!!! The saving grace was the service of a front desk clerk who was very gracious in helping us after we were in a car accident and needed help reading Italian documents and using a fax, etc. Definitely not worth what I paid (system won’t accept money value so you’ll have to decide what you’re willing to spend) per night, though!
