Great Hotel
I agree with all the reviews I read. The Hotel was great and the service wonderful. We did not have to wait for the bus very long. However getting off was difficult for it is easy to miss the stop. We traveled twice and the bus driver the first time was very helpful. The second time we took our GPS with us and it told us when we were there. The additional 5 Euros for breakfast was worth it.
Traveler's tip on getting the most out of your stay
I have been to Venice twice. Both times I have stayed out from the city and taken either bus or train to the city. Not a bad way to go. But I think if you chose the right hotel in Venice you might not have to lug your luggage all over the city to get a good hotel. I have felt sorry for some poor people trying to get three suitcases across the city by waterbus and stairs. Pack light.

Charming and very clean
The rooms were small and cozy and very clean. The bus stop is in front of the hotel so it’s convenient to get into Venice. Just be careful to remember where to get off because it’s not exactly marked what bus stop it is. The bus ride is about 45 minutes so it’s a little far but worth it. Seems to be a nice safe neighborhood and there is private free parking in the back of the hotel. I would definitely go back.

Good hotel just outside Venice
Nice little hotel about 20 minutes from Venice. The bus stop is just outside the hotel so it was very convenient to get in and out of Venice. The hotel is reasonably priced, very clean and the staff very professional and helpful. One downside is that it is on a main road but once we closed the shutters and windows the road noise didn’t bother us and we were able to get a good nights sleep (though they do need to get rid of the birds as they begin to make a ruckus just before dawn and they did wake me up both mornings). The only other deficiency was the free continental breakfast which was pretty lame. The 5 euro extra breakfast served upstairs is worth the expense.
Traveler's tip on local attractions
Good location just outside Venice. Very easy to get in and back via bus to avoid driving and parking.
