not on the beach
Although the address is "Promenade des Anglais" the hotel is situated across the street from the airport and instead of having a nice view to the beach you could see only parked airplanes that run big engines all day long. You need to walk/drive for at least a mile to have access to the beach and about 4-5 miles to get down town where the real "nice side" of Nice is. The hotel is situated at the periphery of the city, a bad area where the streets are filled with prostitutes as soon as the sunset starts. The beds are very small and uncomfortable and I woke up with back pain every morning. There is no room for the luggage in the room. The carpet on the halways is filthy and smelly and the front desk people are not very helpfull although I cannot say that they are rude. You have to check the room for toilet paper, clean towels or soap as in the evening there are always people who have to go to the front desk to get these missing items. Although cheaper than other places in Nice is definitely not a choice.
Traveler's tip on getting the most out of your stay
you definitely need a car as there are many wonderful places nearby. The beach in Nice is stony and you need water shoes to be able to walk on it or in the water. There are a few nice, sandy beaches around one of them is in Cannes and in the next town east of Nice.

not impressed
I was there last year in september and to be fair,I had a good time and also left a good review based on my experience,however this time going back there,It looked like the hotel condition had taken a dive,They asked me for 1.20 euro for the four nite stay as some sort of a tax,had no euro and they wanted that money,Not nice,They could have simly charged me when accepting my reservation,The hallways were very filthy and smelly,I had no controll of hot water and no one cared,this hotel needs a new managment and a overhaul.will not go back there again these comments are from ed from Washington D.C

good hotel close to airport
Very nice and comfortable hotel with good air condition(not common in NICE)recently renovated rooms but small shower by any standard,reasonably priced even with the weak dollar.It served my needs for many days I was there,a little far from center but the bus behind the hotel is only ONE EURO,and they are readily available.
