A Good Value, if they would maintain the hotel
Overall, it wasn’t a bad value. The rooms were clean and the staff was friendly. The problem came when, upon check-in, we notified the desk of items not working in the room and during our three night stay, none of the items were addressed. Ventilation fan, faucet and bed issues made the stay less pleasant. Breakfast was not as advertised. Very weak coffee and a couple of bagels were all that was served. Not what the clerk told us upon check-in. Not a bad place, just needs some attention to details.

Not great
This hotel wasn’t horrible, but "OK" at best. Overall, it’s slightly shabby with old stains on the hallway carpets, older plumbing fixtures, and room a/c that just couldn’t maintain a constant temperature. In all, it was disappointing considering the price (note: ALL hotels in the Indy area raise the prices when there is a race in town). On the positive side, the location was convenient, and there are a number of restaurants within easy walking distance. Shopping is likewise fairly convenient.

I’m glad I wasn’t here for an extended stay!
I showed up late at the hotel to find people drinking and smoking in the parking lot, the desk clerk breaking in a new security guard, and a woman in a bathrobe complaining about not enough towels, the need for a bath mat, and the abundance of mold on her shower curtain. I was having second thoughts, third thoughts, and maybe even fourth thoughts about my stay here. The room is tiny and the furniture is oversized for the room. It does have all the conveniences promised but everything is a mere two steps from the bed. A huge night table/wall unit/worthless piece of furniture dominates the tiny place. Turns out the most convenient outlet is behind that unit... and the unit is bolted to the wall barring access of the outlet... thank goodness I travel with extension cords. As for the bathroom, the curtain is moldy. My return to the hotel my second night showed even people congregating in the parking lot, bottle of beer barring use of some spots, and no sign of the security guard. Did they lose another one after just one night? I wouldn’t be surprised.
