Clean, Close to Public Transpo, Good English
I stayed at the Hotel Carmen for 7 nights in late September. The hotel is located a block’s walk from connection to the Ubahn and Sbahn (where the main square is only 3-4 stops away). It was also just a 10-20 minute walk from Oktoberfest, depending on how long you stayed in the tents ;). Breakfast was typically German, and tasty. I would highly recommend this hotel for a stay in Munich.
Traveler's tip
For GREAT Gelato, walk from the hotel towards the Ubahn station of the left side of the street and walk a block towards the McDonalds, there is a little Italian place before it. Also, as I was there 6 full days, my friend and I chose to use the Stripe Card system, which allows 10 trips on the public transportation. I believe it was 11 Euro.

Excellent hotel and service
Great receptionists and welcome service. The internet computer at the lobby does not have a chair so you have to use it standing up. No printer. Rooms are small, comfortable at the minimum but ok. Breakfast OK.
