Good value for the money!
This hotel is convienently located on Princes Street just across from Waverly train station, and the major sites of Edinburgh, including the Royal Mile, Edinburgh castle, the art museum, Scottish museum, and all of the restaurants and pubs on Rose Street are all within a short walk. The service and hospitality is great, and the hotel is a good value for the money. The staff said that it is the oldest hotel in Edinburgh, and many locals frequent the restaurant to dine at lunch and dinner. If you are traveling by train, the location is just across the street from Waverly train station.

Handy location
The hotel is in the main street opposite the rail station, and handy to all shopping & sightseeing sites, including Edinburgh Castle and Holyrood Palace.

Dirty Room
Upon check-in I found half a bottle of juice on the wardrobe, french fry crumbs by the bed and a trash can that had not been emptied. The bedding was somewhat stained and the mattresses frayed. The floor was not vacuumed for the duration of my stay. While the bathroom appeared to have been spruced up at some point, the towel rack kept falling off the wall and there was mold on the ceiling above the shower. This is a "sleep in your clothes" kind of hotel. Ironically, the staff was very pleasant and friendly.
