Special Check-In Instructions
The check-in location differs from the property location. Check-in office: 7799 Styles Blvd. Office hours are Sundays through Thursdays, 8 AM–7 PM; Fridays and Saturdays, 8 AM–10 PM. Guests planning to arrive after hours must call the hotel to obtain the lock box code; the lock box will contain directions to the property and keys. Contact information is provided in the reservation confirmation email.
Cancellations or reservation changes made within 7 days of the check-in date are subject to a 100-percent cost of the stay fee. Cancellations or changes made more than 7 days from the check-in date are subject to a penalty fee. Cancellations or changes must be made before 12:01 AM (Pacific Time) on the scheduled check-in date.

General Information
What to expect: A car is essential for staying in these Florida homes, which are rented to vacationers when owners are not in residence. The homes are located within individual subdivisions at various distances south and west of Walt Disney World® Resort. Pine forests and citrus groves grace the semi-rural suburbs, which connect by highway to the theme parks and attractions in the downtown Orlando area.
Amenity highlights: Advantage Vacation Homes feature backyard patios and private pools, measuring approximately 20 by 10 feet, that are fully enclosed by screens to protect against insects. Patios contain furniture, and some include spa tubs.
Insider tip: Most pools include a heater (surcharge) for winter months. A pool with a heater should be requested in the Special Requests section when booking a home. Pool heaters are based on availability at check-in.
Property Amenities
Distances to theme parks such as Walt Disney World® Resort, Magic Kingdom® Park, and SeaWorld vary from two to 18 miles depending on the locations of individual houses. The spacious Advantage Vacation Homes all have backyard pools and patios fully enclosed with screens to protect from insects. Swimming pools will be heated only on request for a surcharge. The check-in office provides safe deposit boxes, tour assistance, and computers with complimentary high-speed Internet access. |

Decor varies in the privately owned Advantage Vacation Homes, but all feature Florida-style furnishings, fully equipped kitchens, washers and dryers, and a minimum of one dining set with at least six chairs. These Kissimmee homes also include sofa beds, various bed types in each of the bedrooms, and at least two bathrooms.
Standard-level homes contain basic furnishings and decor. Luxury-level homes have more elaborate decorations and contain higher-quality furnishings. The size of both standard and luxury homes varies from 1,200 to 1,900 square feet.
Homes are cleaned before guests arrive, and no housekeeping is available while the homes are occupied. However, each home contains a vacuum and cleaning supplies.
