We had a view!!
I wasnt expecting to have a view of the Meditteranean Sea at this price so when I looked out the window I was surprised. We had a 3rd floor room. From the floorplan of the hotel, it looks like most if not all rooms above the trees would have a view. The rooftop terrace is nice as well. The room was very quiet and comfortable. Juan-les-Pins is very convenient. We used it as a base and took day trips to Monaco, Nice, Cannes and Antibes. The hotel was perfectly situated and a short walk to free public beaches as well as pay beaches. It was hard to find the first night. We chose to walk (mapless). The walk was short. Finding it without a map made it longer. If you get to the Jardin de la Pinede on Avenue Georges Gallice, walk through the park to the large stone cross (war memorial). Avenue Saramartel will be across to your left and you will see the hotel up the street. Or, take a map or print an image from Google Earth to help you get there. It really would have been easy to find and walk to from the train if Id had a map. Juan-Les-Pins is very small and quaint and easy to get around on foot.

Nice place to stay in Juan le Pins
Convenient to everything yet enough removed to be quiet. Near a nice park. Food in the hotel was worst Ive had in a long time--just awful--but everything else was just fine. Nice big bathroom with lots of light and a magnifying mirror, which scores points with me. Nice people at the desk, as well.
Traveler's tip on saving a few bucks
If you stay here, ask the front desk how to get to the grocery store on President Wilson street/avenue. You will find a great selection and save a ton of euros buying food there. Its just minutes from the hotel.
