We will definitely return to this hotel
Surprised at the large and comfortable living and dining room. Kids loved two unique bathrooms and so did parents. It was quite relaxing to enjoy breakfast at the lanai(balcony) listening to various birds singing. If you are family with children, teenagers are fine too, stay at this condo to reflesh yourself from work and to have more dialogue with your family members. Everything is big in the Big Island. Way different from Oahu.

Condo a nice alernative to a hotel
This is a condo rental. It is operated somewhat like a hotel, with daily housekeeper service. The units are apparently owned by independent individuals, but the rentals are handed by a central office, so I’m guessing that the exact furnishings and condition may vary, but the rental probably has minimum standards, and applies the same cleaning and serice standards. Ours was in excellent condition. There is a nice exercise room. The office is only open until about 10PM, so if you arrive later, you will need to call in advance to get info on how to get through the locked gate and into the lock box where your key and map are. It is a long walk to the beach and to shopping - I think you will want a rental car. We had a view of a golf course, which was fine. We found the large lanai to be wonderful. It was annoying to find that the wired internet came with a price tag typical of first line hotels, but it was preposterous that if you have multiple laptops in your family, you will be changed multiple times the daily fee!! Bottom line is, we found it a nice change from hotels in the area. It’s not cheap, but it’s competitive.
Traveler's tip on saving a few bucks
When you arrive in the KONA airport and rent a car, drive first south to Kona and the Safeway and Walmart, and stock up on inexpensive supplies. Then drive north to the Waikoloa beach area, and your condo, where there are no discount stores - or any large stores at all.

good location
We had a good stay but did not get the king size bed we requested. Ocean front room was noisy and needed to close window at night. Night club on lower floor so stay high up. Breakfast mediocre but liked the lunch boxes.
