Staff friendlier, hotel OK

Since my last visit over two years ago, they have upgraded the lobby and reception area; it now looks good. There is a major improvement in the staff. Everyone has been exceptionally welcoming and polite; they are wishing me 'sawatdee' even when I don't make eye contact. Quite pleasing.
The rooms are the same as before - they are very spacious and clean but nothing more than a 3-star. As before, the fixtures can be rickety. On this visit, the dial that turns the water on in the shower was loose and it came off; I had to put it back in and it did turn and I made do, but not comfortably.
They have an atrium area that is full of plants and a pond, but it is dark and unwelcoming. They would do better to remove some of the plants, shorten the pond, and brighten the area up a little. As it stands, I would never want to sit in that area. They have a terribly worn out green carpet that is an eye sore. Also, when walking from the door to my room on the ground floor, I have to be careful not to accidentally step into the pond. The management should really look to add an edge around the pond so as to prevent people from accidentally stepping into it and falling into it.
Overall OK value, but it would not be my first preference in the area.
