Perfect B&B just off Brighton seafront, walkable to Brighton centre, shopping centre and The Lanes. Thoroughly recommend, owners provide a warm friendly service.

Lovely boutique style B&B, excellent situation within a few mins of the prom, the pier & town centre & surrounded by coffee shops, restaurants, pubs. Hosts were warm & welcoming. Parking is on the street & there is a charge, we were just lucky that we managed to get a spot just outside, otherwise you might end up streets away. Our room was the small double - compact but had everything we needed & the breakfast choices were great with a speedy & friendly service. A lovely little find.

Superb Brightonwave
Superb! Would not stay anywhere else now. Richard and Simon have created a lovely calm and homely B&B. The breakfasts were varied and were beautifully cooked. Checkout was noon on Sunday so we did not have to rush. We had a superior double room which was spacious and bed was very comfortable. It had tea, coffee, little treats and plenty of bottled water. We paid for parking permits and found parking on the next street. Thank you to Richard and Simon for a wonderful stay.

My partner and I stayed at Brightonwave in June and I cannot recommend this place enough. Staff are honestly such lovely and friendly people, our room was lovely, the breakfast was incredible and location is perfect.

A perfect Brighton stay

Amazing two night stay at the Brighton Wave. Hosts were lovely. Very helpful and informative. Our garden room was perfect. Lots of lovely little extra ‘s. Carton of milk in the fridge and water. Mini choc bars and biscuits. Large selection of dvds to borrow. Would definitely stay again. Can’t wait 😍

This is an absolutely charming B&B with wonderful and kind hosts. The bed and amenities were pretty much perfect, and every day started well thanks to the delicious breakfast options that were offered. I'd highly recommend this location to anyone that is looking for a great starting point for a journey around Brighton!

My second stay at Brightonwave and it was as marvellous as ever! A couple I met at breakfast have been coming here for 10 years which speaks volumes! Richard and Simon are absolutely lovely and make guests feel most welcome. They have high standards, everything is spotless and immaculate and they can’t do enough to make your stay pleasurable. The extra touches- a corkscrew, bottled water and chocolates in the room are a real treat and the breakfasts are the best ever! Rooms are comfortable and attractive and have everything needed for a good stay. Brightonwave is in an excellent position, near the pier and not far from the Lanes and main shopping and eating areas. The Sealife Centre bus stop is only a few minutes walk away. A very pleasant stay, that’s hard to beat!

Great breakfast and convenient walkable location
We didn't expect to be upgraded so it was much appreciated. The room was clean and comfortable. Bottled water was provided and breakfast was amazing! Conveniently located and within walking distance to major attractions. Good communication with the hosts (which was good as we were arriving late in the evening) Easy off street parking. If you plan to park during the day, they have a 24hr parking pass available for an additional cost.

Great location B&B with outstanding friendly polite staff. Richard & Simon go the extra mile to make your stay, stress free and memorable. Nothing is too much fir these guys, which some of the big hotel chains can learn from. They have thought of the finest finishing touches in the rooms. We will be returning.

We had a wonderful visit to Brighton, and we thoroughly enjoyed staying at Brightonwave. We had a comfortable, very clean, and quiet double room, and the hotel is extremely well located -- a 10 minute bus ride from the train station and a very short walk to the Royal Pavilion; the Brighton Pier and other restaurants and attractions along the beach; the Lanes with all of its vibrant restaurants and shops, and other areas of interest. Richard and Simon were warm, welcoming, and gracious hosts. Their breakfast was superb (best cup of coffee we had in England), but even more, we enjoyed just chatting with them about Brighton, England, and things in general. We can recommend this property for a visit to Brighton.

Great B&B - quiet, near beach + amazing breakfast
I could not have had a better stay at Brightonwave. It's moments away from the pier, but the street was very peaceful and quiet, even on a busy Friday and Saturday night. l had a lovely warm welcome when I arrived, and when I got to my room I was very happy. I had the executive single room, and although this obviously meant less room, I was very impressed with how well they utilised it. Very clean and it had a comfortable double bed. The 2 litre bottle of water, kettle/teas/coffees, a jar of fun size chocolate bars provided were great touches, as well as a hairdryer, toiletries and an electric shower with good water pressure. The window (which faced the bed) had shutters that block out a lot of light - this was fine for me, but if you're the kind of person that prefers a 'black out' situation to sleep, you might want to bring a sleep mask for added comfort. Normally I don't bother with breakfast, but as I'd read such good things and needed to line my stomach before going to a music festival, I gave it a go....and I'm VERY glad I did. The breakfast was excellent - one of the best breakfast experiences I've had in the UK. Fresh coffee in individually served cafetieres, excellent cooked breakfasts and plenty of choice re: toast toppings, yoghurts and cereals. After I checked out I still had a few hours my before my train - I was welcome to leave my bag and come and collect it whenever I needed. I can't wait to visit Brightonwave again - thanks Richard & Simon :-)

Brightonrave - perfect
Brightonwave easy to find as directed. Arrived earlier than anticipated; however, was allowed to drop suitcase off, equally was allowed to leave suitcase on final day, so that I could enjoy Brighton without having to worry about dragging case about. Very close to seafront and all the amenities without it interfering with your stay. Room was in tip top condition and plenty of space, as was the dining area. Breakfast was perfect and a wide selection to choose from, which set me up for the day. Owners were congenial which always helps. Would thoroughly recommend staying here.

Another Lovely Stay At This Delightful Hotel
I've stayed at Brightonwave a few times before, both solo and with my wife and it is an excellent hotel, run by really lovely chaps. There's lots of attention to detail with nice touches such as, supplying bottled water in the room, along with an array of chocolates, which won't help my ever-expanding waistline, but were devoured and appreciated nevertheless. The breakfasts on offer are thoughtful and simply delicious, with superb service. The room I got this time wasn't quite as impressive as previously and could be deemed too small for a larger person, but luckily as I'm a small fella, that wasn't too much of an issue and didn't deter from one having another superb stay at this delightful hotel... I'll certainly be back!

Roger welcomed us at the door, very friendly showed us to our room. No detail was overlooked. Radio, TV, DVD player, kettle, coffee machine, real milk in the fridge, lots of bottled water, ironing board, iron even special water for the iron. Plentiful supplies of hand wash, towels etc. Nothing more needed. Excellent breakfast wide choice Simon couldn’t have been more attentive. A well run and managed establishment. Good location in Kemp Town walking distance to many attractions. All round excellent.

A great hotel, very clean, staff were excellent, breakfast was delicious and room was comfortable. Only issue was the power of the shower, which was weak; apart from that everything was excellent. Would recommend!

Clean room, up to date ensuite, good toiletries, plenty of towels. Quiet and dark room as requested. Friendly reception brilliant early runners breakfast, specially catered for the half marathon. Great cafetiere coffee. We'll come back!

Brightonwave was a beautiful place to stay. Comfortable and very clean. Within walking distance to the Pier and the Lanes. I was accommodated with gluten free bread and cereal for breakfast! I would definitely visit again.

Perfect!
It was amazing! The location is perfect, only a short walk from Brighton’s main attractions but still on a relatively quiet street. Our favourite part were the breakfasts, which were absolutely delicious and the perfect start to our day. If we ever decide to do another weekend away in Brighton - this is where we’ll be coming!
