Clean and convenient

It's clear that the hotel is undergoing renovations that will improve scores all around. The check-in process was more difficult than it should have been. It's important to know that this is a budget hotel. The rooms are clean, and staff friendly, but not much more than that. For example, there is no elevator to second floor, no air conditioning in the hallways (tough on hot, humid days), no gym, and the "breakfast" was minimal. The rooms were well appointed, but small-- no place to "hang out" or even sit, other than the bed.
If passing through one night, this would be convenient. Staying a week (as we were), I'd look around a bit more.
