Welcome to this beautiful 123m² roof terrace apartment in an exceptional location in a luxury residence in Cannes in the residential area of ​​Montlfeury. Located on the top floor with elevator, you will find all the comforts: high-end services, proximity to tourist sites, large 66m² terrace, double 32m² garage, air conditioning, panoramic sea view, caretaker in the residence, large swimming pool, wooded and secure park, large adjoining public garden, club services, quality restaurant within the condominium, 10 minutes walk from the center of Cannes. This apartment has 3 bedrooms, 3 bathrooms (2 showers and a bathtub), 2 toilets. On the top floor with panoramic views of the city and the sea to the south and the hills to the north.  
  
Apartment layout: - Entrance 19 m2 - Independent kitchen 10 m2 - South bedroom 13 m2 - North bedroom 15 m2 - Bedroom/office 15 m2 - Living room/dining room 25 m2 + 14 m2.  
  
The basic products in the kitchen and bathroom will also be present so that you can fully enjoy your arrival in the accommodation.

LE MONTFLEURY, an exceptional location: Nestled in a heavenly environment, the Montfleury district is undoubtedly one of the hidden gems of Cannes. This popular district offers a perfect balance between tranquility with its idyllic setting, its architectural heritage and its superior quality of life, close to the liveliness of the city center and the beaches.  
  
Nearby:  
"La banane" is a district of the commune of Cannes located between the Croisette, the Palais des Festivals, the rue d'Antibes, the beaches and the prestigious hotels.  
  
La "banane" is an unmissable district of Cannes, the nerve center of the city with all its shops and restaurants. It is also a very sought-after and lively place. Restaurants, bars and shops await you there! Not to mention the beach 100m away and the Croisette just as close. You will be a few meters from the Palais des Festivals and the Old Port of Cannes.  
Bakery and supermarket are located a stone's throw from the building.  
  
Whether you are on a business trip with the Palais des Festivals as a point of interest or on vacation to enjoy Cannes and its beaches, you can choose between the beaches of La Croisette and the beaches of the Midi. Rue d'Antibes is also a famous place for walking and shopping. Coffee / restaurant break, we recommend that you sit in a café on rue Hoche and Cannes Banane. In the evening, the atmosphere reigning in the old town of Suquet will seduce you.  
  
\## Transit  
  
Access to the accommodation from Nice Côte d'Azur airport is possible by bus: take bus 210 towards Cannes and get off at Cannes SNCF train station. The journey takes about 1 hour and this stop is located 1km from the apartment.  
You can also ask us to organize a private vehicle transfer from the airport to the apartment.  
Cannes SNCF train station is a 15-minute walk away, allowing you to visit Antibes, Nice, Grasse, Monaco, Menton or even Italy easily.  
You can also come by car and park in the surrounding area or in one of the many public car parks in the city center nearby. The Pantiero car park is a 7-minute walk away.

This residence is a good standing residence, of course we ask you to respect the neighborhood.  
The accommodation must be returned in a suitable state of use and cleanliness. Travelers must respect the premises, the neighborhood, as well as the basic rules of cleanliness and hygiene during their stay.  
All or part of the deposit may be retained in the event of non-compliance with these basic instructions.  
  
Smoking is not allowed inside.  
  
Please do not forget that late arrivals after 7pm are possible in two ways:
