The state was great the property was under reconditioning they were painting our side we had construction equipment out from the inside was beautiful one bedroom vanity very comfortable with the fact that they were reconditioning the outside the stairwells there was furniture out in the stairwells you have just felt it on the balcony because of the bathrooms all scraped down and paint chipped everywhere’s so I’ll take a picture

Best trip and perfect for family
Had a wonderful stay at Royal Mansions with our family. The penthouse deluxe is huge and had everything we needed. We were lucky enough to be there for a Launch, and got to see it right from our balcony. They even had chairs and stuff for the beach. They really thought of everything!! We will be back.

Great stay
The good....Room comfortably does sleep 6. They had a hideaway bed, and a fold out couch, plus bedroom. They had great private beach access, easy to social distance. Room was clean, and had everything you needed. On the downside, the Wifi only worked in the breakfast nook or on the front porch. That was annoying. The room fit what we needed, but we could see they were remodeling all over. It would be nice to see an upgrade to dated/cheaper materials inside. Overall though, it was a great stay and we would stay here again.

Beds are awful here
The property is going through a renovation but that’s not what the main issue. The main issue is the beds. Absolutely the worst mattresses EVER. My feet were above my head. Tried the pull out sofa as well out of desperation and it was beyond uncomfortable. I’m not sure if all the rooms have the same type of beds but if they do I hope the current renovations being made include new mattresses.

The best place we have stayed at in Cocoa so far!
This place was by far the cleanest, smelled the nicest, best amenities, distance to the beach, security, configuration of the room, I mean it is and was awesome! The only issue we had, which leads to a less intrusive vacation, was no cell signal inside the condo, and very poor Wi-Fi. So we were forced to not be on our devices as much as usual, which is a good thing, but sometimes when you needed it you had to walk outside to the boardwalk to get some good signal. And the only other thing that I would recommend is to take out the picture that shows breakfast in the clubhouse because that no longer is in play. There is no access to the club room for guests.

It was my worst experience booking a hotel, the picture I bought from Expedia wasn’t accurate with the room they gave me, we asked for a change and they don’t have any other option available, the property was under construction, so a lot of dirty around. My room was clean but the furniture and mattresses was very old, disgusting!

Enjoyed our stay!
Loved the beach proximity and all in all it was a good stay. The staff was helpful in all cases and I would stay there again in a minute. We make it to the Cocoa Beach area yearly and I expect to stay there again. Love the kitchen and two bedroom set up for the price of a reasonable hotel.

NIGHTMARE HOTEL
The fire alarm beeped so loud every 20 sec that it almost made it impossible to think straight. No phone in the room and no answer from the hotel lobby to fix issue . Mattress and all furniture looks like it was found on the side of the rd. Nothing matched and everything was beyond filthy. The hotel room 1309 we stayed in was a nightmare from hell. The back porch was littered in cigarette butts and there was a six pack of beer left from last ppl under the porch chair. Dishes were dirty and in the cabinets. Mold on the wall in living room. Cable tv didn’t work. 3 channels came in clear. When I finally spoke to the front desk the woman was a witch , who used profanity and hung up on me . I asked them why she didn’t tell us that every morning at 8 am we would be woken up by construction next door so loud it sounded like it was in our actual unit. I could literally go on forever. STAT AWAY FROM THIS DUMP!!!!! Beware!!!

I am sorry you had issues with your stay. I went back through our log and see no notes of your calling with any issues or we would have done what we could while you were here, including changing the batteries out of the smoke detectors. It is posted on our webpage and the 3rd party pages that there is construction going on. We did go to the room after you left and we were told of the issues and did not find the same problems - TV worked fine, dishes clean, no mold on wall etc. I apologize for the shape of the balcony, there is no excuse and I would like to know when you called the front desk and were cursed at as that is totally unacceptable.

Good rooms for a good price.
The room was ready when we arrived. Plenty of room for a family. They provided all utensils and dishes. The inside rooms were all cleaned, but outside patio had food in the ground from previous tenants. Buildings are being renovated, but it was not intrusive or interfering at all. Close walk to the beach. Pool and spa looked clean.

Wonderful, wonderful location. Beach is exquisite, great place to learn to surf too. Gorgeous sunrises. Much quieter than Cocoa Beach, which was lovely for the family. We would happily return to this location. Wi-Fi is NON-EXISTENT, in spite of the connection being there, so be aware of that. We were able to use cellphone hot spot.

Nice place but a car is a MUST
It is a nice place as it is close to the beach (5 min). If you stay there you really need of a car as there is nothing close by, so if you want to go somewhere you must call for a taxi and it is a long wait, we order a taxi twice and both time we had over 1 hour wait and closest shopping center is a $80 ride return.

Location and ammenties good, had a 3" drop-down from living room to dining room near exterior patio that looks like it was all recently carpeted and all 4 guests slipped on this carpeted flooring, 1 one fell and broke foot in 4 places not a good time. Unit was suppose to have a pull out sofa, which was broken and unable to open without another hospital visit. Should be a warning or lookout sign at step

It was a nice place, a little outdated though. We did find a dead roach on the bathroom floor, and the room had a funky smell to it like mold or something. Other than that, we definitely enjoyed our stay and everyone there was very nice and accommodating. Will be coming back to stay very soon!

The room that Expedia booked me was a nasty, mold, dampness smelling room , slept on beach first night till office was open next day to move me to another room, the people at Royal mansion were very professional and got me into a new room, DO NOT BOOK THROUGH EXPEDIA!!!!! Call the place you want to stay and deal with them so you don't get into a room that will make you sick!!! Disapointed with Expedia , happy with the members of the royal mansion team!!!!

Great location. We had friends camping at Jetty Park and that was a nice walk down the beach. The particular unit we were in needed a new thermostat and correct size ice maker container but very nice otherwise. Got to watch 3 peacocks calmly walking around the property before we left.

We had a wonderful weekend. House was beautiful and well kept. Very clean. The house came with everything needed for the beach - towels, toys, chairs, etc. It was super nice. The property itself is a little old - but everything was well kept, pool was nice, etc. Would definitely book again -

Love the location...cant beat the views on the beach! Lighting in the bathroom was very dim due to lack of bulbs and.with the dark shower curtain, it was hard to see.at all. Also, front entry was difficult...I felt as if I was breaking into my own room.

Vacation: Utah visits Florida.
Nice property located on the beach. The advertised unit was not available so we got an upgrade. Not sure what the upgrade changed, but the one level became two with lots of stairs. Not a problem in this case. The pool was nice and clean. The appliances all worked except the Wi-Fi was weak and the dryer lint filter was missing. Oh yes the key cards would suddenly stop working. Fortunately not at the same time. Other than those little things the stay was comfortable and enjoyable. The young ones enjoyed the lizards and pea fowl.

Was listed as having breakfast, this is not true. No fo ok d on site. Book this hotel because it had a continental breakfast. Dirty sheets for roll out. Was not informed of all the stairs this is a down fall due to traveling with elderly couple.

The style unit you booked is a second floor unit with stair access, we might have been able to move you to a first floor unit had we known. Again I'm sorry you had problems with your stay.

Excellent little 1 bedroom condo at the beach! Just right for 2 people, nice amenities, ie: pool, clubhouse, outside grills and shower areas and gated access to the beach! Beach is never crowded and a short walk to either the Cocoa Beach Pier or Jetty Park!

Nice location in Cape Canaveral, right on the beach as described. Lots of shells on this part of the beach, which was fun. We had the amazing opportunity to watch a rocket launch, and our spot on the beach, was perfect. Room was larger than expected - it was outdated, but we knew that would be the case. Overall we enjoyed our stay!
